About this file

This document is the AIA Document A201-2007 General Conditions of the Contract for Construction, a standard form agreement published by the American Institute of Architects that establishes the contractual framework between an Owner, Contractor, and Architect for construction projects. The document does not pertain to a specific project but rather serves as a template that defines the general provisions, responsibilities, and procedures governing construction contracts. The General Conditions consist of 15 articles covering topics such as owner and contractor responsibilities, architect authority and administration, subcontractor relations, changes in work, contract time, payments and completion, protection of persons and property, insurance and bonds, uncovering and correction of work, miscellaneous provisions, and claims and disputes resolution. This standard form is designed to be adapted and incorporated into specific construction contracts to establish uniform terms and conditions applicable to construction projects of varying scopes and values.

The AIA A201-2007 document provides comprehensive guidance on contract administration procedures including submittal schedules, inspection protocols, certification of payment, change order procedures, and dispute resolution mechanisms. Key provisions address the contractor's obligation to perform work in accordance with contract documents, the architect's limited role in contract administration and authority to reject nonconforming work, the contractor's responsibility for construction means and methods, insurance and bonding requirements, and procedures for addressing concealed or unknown conditions. The document also establishes timeframes for various contract administration activities, defines the roles of the architect as the initial decision maker for claims, outlines payment application and certification processes, and provides mechanisms for contract modification through change orders and construction change directives. The document includes limitations on liability for all parties and establishes dispute resolution procedures including mediation and arbitration options as alternatives to litigation.
