SECTION 087100 – HARDWARE

PART 1 GENERAL

1.1 SUMMARY

A. Section Includes:

1. Finish hardware as specified and scheduled.

B. Related Sections:

1. Section 081113, Hollow Metal Doors and Frames.

2. Section 081217, Site-Assembled Steel Door Frames

3. Section 081416, Flush Wood Doors.

4. Section 084413, Aluminum Storefront, Entrances and Doors.

5. Section 087113, Automatic Door Operator (ADO).

1.2 GENERAL REQUIREMENTS

A. Hardware Schedule is intended to establish a type and standard of quality.

Where size and shape of doors or frames to be equipped with hardware prevents or makes unsuitable use of exact types specified, furnish suitable types having same operation, function, style, and quality of that specified, subject to Architect’s review, and allowing for compatibility between manufacturers.

B. Sizes: In all instances adequate for service to which individual items of hardware will be subjected in course of normal usage. It is the specific duty and responsibility of hardware supplier to examine Specifications and Drawings and furnish complete hardware for all openings, whether listed or not.

C. Report conflicts, omissions, or deviations from intent defined in paragraph above, discovered in hardware schedule by bidder. Lack of such notification constitutes bidder's acceptance of responsibility to furnish hardware combinations acceptable to all governing authorities, including such modifications to schedule as may be required. Required modifications will be issued in addenda before bid date.

1.3 SUBMITTALS

A. Product Data: Manufacturer’s printed data and illustration of each item specified.

B. Shop Drawings: Submit detailed hardware schedules in DHI format using same reference numbers for openings as Contract Documents.

1. Include the following information:

a. Type, style, function, size, label, hand, finish of each door hardware item.

b. Manufacturer of each item.

c. Fastenings and other pertinent information.

d. Location of each door hardware set, cross referenced to Drawings and door and frame schedule.

e. Explanation of abbreviations, symbols, and codes contained in schedule.

f. Mounting locations for door hardware.

g. Door and frame sizes and materials.

h. Description of each electrified door hardware function, including location, sequence of operation, and interface with other building control systems.

i. Maximum degree of swing for closers.

C. Keying Schedule: Conduct keying meeting with Contracting Officer’s Representative before submittal. Prepare under supervision of supplier, to include Contracting Officer’s Representative’s final keying instructions for locks and schematic keying diagram. Index each key set to unique door designation.

Submit keying schedules to Contracting Officer’s Representative for review and conduct final keying meeting with Contracting Officer’s Representative before preparing final keying schedule.

1.4 QUALITY ASSURANCE

A. Codes:

1. Comply with UL ratings, fire codes and building codes applicable in building location and jurisdiction. Supplier is responsible for coordinating work to obtain door hardware combinations listed by UL.

2. Hardware shall meet requirements for persons with disabilities in accordance with ANSI A117.1 and The Americans with Disabilities Act Accessibility Guidelines (ADAAG).

1.5 COORDINATION

A. Obtain and distribute templates for doors, frames, and other work specified to be factory prepared for installing door hardware. Check submittals of other work to confirm that adequate provisions are made for locating and installing all door hardware.

1.6 WARRANTY

A. General Warranty: Special warranties specified in this Article shall not deprive Contracting Officer’s Representative of other rights Contracting Officer’s Representative may have under other provisions of Contract Documents and shall be in addition to, and run concurrent with, other warranties made by Contractor under requirements of Contract Documents.

B. Special Warranty: Written warranty, executed by manufacturer agreeing to repair or replace components of door hardware that fail in materials or workmanship within specified warranty period. Failures include, but are not limited to:

1. Structural failures including excessive deflection, cracking, or breakage.

2. Faulty operation of operators and door hardware.

3. Deterioration of metals, metal finishes, and other materials beyond normal weathering.

C. Warranty Period: One year from date of Substantial Completion, except as follows:

1. Warranty Period for Manual Closers: Ten years from date of Substantial Completion.

2. Warranty Period for Mechanical Locks: Five years from date of Substantial Completion.

1.7 MAINTENANCE SERVICE AND EXTRA MATERIALS

A. Maintenance Tools and Instructions: Furnish complete set of specialized tools and maintenance instructions needed for Contracting Officer’s Representative’s continued adjustment, maintenance, removal and replacement of door hardware

B. See Section 017700, Closeout Procedures for requirements for Operations and Maintenance Manuals.

PART 2 PRODUCTS

2.1 MATERIALS

A. Furnish hardware sets complete and free from all blemishes and defects.

B. Furnish hardware with all bolts, screws, fasteners, brackets, fittings, and accessories as required for correct installation and performance.

2.2 FINISHES

A. Hardware Finishes: In accordance with the following, unless otherwise scheduled or noted, except that ANSI/BHMA 630 (satin stainless steel) may be substituted for any item scheduled for ANSI/BHMA 626 (satin chrome):

1. ANSI/BHMA 626 for locksets, latchsets, deadlocks and cylinders

2. ANSI/BHMA 626 for exit devices with ANSI/BHMA 626 pulls and cross bars

3. Finish as specified by model number for pulls, pull plates, and push plates.

4. ANSI/BHMA 719 for aluminum thresholds, seals, and weatherstripping

5. ANSI/BHMA 626 for all other hardware items.

2.3 HINGES

A. Hinges manufactured by Stanley, McKinney, Ives or Hager may be submitted.

1. Conform to applicable requirements of Specification FF-H-121c.

B. Provide non-removable pins for hinges at all exterior and interior doors.

C. Doors through 5 foot: Two hinges.

D. Doors over 5 foot through 7 foot 6 inches: Three hinges.

E. Provide steel ball bearing full mortise hinges at doors as scheduled. Standard weight at interior doors and heavy weight for exterior doors.

F. Size for full mortise hinges: 5 inch by 4-1/2 inch for doors 3 foot 4 inches wide and greater. 4-1/2 inch by 4-1/2 inch at all other doors.

G. Continuous Hinges: Fully mortised and geared aluminum, equal Pemko FM Geared.

H. Gate Hinges: Ball bearing steel weldable.

2.4 LOCKING AND LATCHING DEVICES

A. Basis of Design: Locksets, latchsets and deadlocks of heavy duty cylindrical design with 2-3/4 inch backset for locksets, certified ANSI 156.2 Series 4000 Grade 2. Equal of Sargent 7 Line with Sargent interchangeable core cylinders, and L trim with rose. Keyway to be verified by Contracting Officer’s Representative. Latch front: Beveled to correspond to bevel of door.

B. Locksets, Latchsets and Deadlocks: Equipped with strikes lipped to suit jambs and projecting a maximum of 3/16 inch beyond face of jamb.

1. Deadbolts: Single side, equal Sargent 470.

2. Indicator Deadbolts: Equal Yale D Series with Indicator.

C. Surface Bolts: Steel, 3” throw, equal of Ives SB1600M1.

D. Strikes at Locksets and Latchsets: ANSI Standard 4-7/8 inch height.

1. Lockbox for Gates: Equal Keedex weldable steel to accept cylindrical lockset, Model K-BXRHO, keedex.com.

E. Locksets and Latchsets: Lever style conforming to ADA and ANSI guidelines.

F. Provide mortar boxes at all strikes.

G. Locksets at Pairs of Doors: Equip with latch bolt of 3/4 inch throw.

H. Provide removable core, keyed cylinders as required for locksets, deadbolts, and exit devices which have keyed trim. Cylinders: Six pin tumbler design.

2.5 KEYING

A. Prepare detailed keying schedule in consultation with Contracting Officer’s Representative.

B. Key locks in sets or subsets, master key and grand master key as directed by

Contracting Officer’s Representative.

C. Furnish required number of keys for each keyed group in quantity directed by Contracting Officer’s Representative. Manufacturer's name and key change number or designation is required on each key. Tag each key to permit easy identification and proper use.

D. Grand master and master keys: Deliver by registered mail direct from manufacturer to Contracting Officer’s Representative. Deliver keys with locksets under the following conditions:

1. Tag and organize all keys according to keying schedule.

2. Provide file drawer style key storage racks in lockable file cabinet.

3. Obtain signed receipt when keys are delivered.

2.6 CLOSERS

A. Basis of Design: LCN 4041, equal by Norton or Sargent.

1. Hydraulic control with full rack and pinion operation.

2. Cast iron body.

3. General speed, latch speed and back check control, all adjustable.

4. Adjustable spring power.

5. Delayed action at toilets.

B. Adjust closers to comply with requirements of Americans with Disabilities Act

Accessibility Guidelines (ADAAG) and with ANSI A156.4.

C. Furnish closers with necessary arms, brackets, and other accessories to suit door and frame conditions for complete installation.

2.7 STOPS

A. Provide stops as required at all doors.

B. Stops consist of wall bumpers, door stops, and overhead stops as required to prevent doors from striking building components or equipment.

C. Wall Bumpers: Equivalent to McKinney WS01 at walls. Provide appropriate unit as necessary to accommodate wall construction.

D. Door Stops: Equivalent to McKinney DS01 or Ives in conditions where wall bumpers cannot appropriately be used.

2.8 EXIT DEVICES: Basis of Design: Grade 1, Precision Apex, hex dogging except on fire rated devices. Von Duprin 99, Sargent. NL trim (lockset with pull handle). Provide cylinders for all exit devices.

2.9 SILENCERS

A. For all swinging doors, provide door silencers per ANSI A 156.16-1981, as manufactured by Trimco 1229A, compatible with frame type and not self-adhesive or glued in place. Provide single doors with three per jamb. Provide double doors with two per each head. Provide none on weatherstripped doors.

2.10 DOOR PROTECTION AND TRIM

A. Kickplates: .050” No. 4 finish stainless steel, 10” high x 2” less than door width, beveled edges.

B. Armorplates: .050” No. 4 finish stainless steel, 42” high x 2” less than door width, beveled edges.

C. Surface Auto Door Bottoms: Pemko 412_PK, equal by National Guard, ZERO

D. Seals: Pemko S88_D, silicone seal, equal by NG, ZERO.

E. Weatherstrip: Pemko 296_R, equal NG, ZERO.

F. Thresholds: Pemko 171_A, equal NG, ZERO.

G. Door Shoes: 210_PK.

2.11 ACCESS CONTROL:

A. Electric Strikes For Cylindrical Locksets: Templated, Grade 1, 12 or 24V, field selectable fail safe/fail secure. Equal Von Duprin 5100.

B. Power Supplies: Equal Von Duprin PS902: Schlage 2 amp power supply; 12/24 VDC output, field selectable; accepts 1 optional distribution board.

C. Request to Exit Buttons: RemoteLOCK Request to Exit LS-TS2, green light, or equal by another manufacturer.

D. Pushbutton Locksets: Manually operated, 2-3/4” backset, ¾” throw latch, lever combination entry and key override. Coordinate with keyway provided on the remainder of the project. Brushed chrome finish.

Cylindrical Lockset: Simplex L1025, equal by Kaba or another manufacturer.

Exit Device: Simplex L1020, equal by Kaba or another manufacturer. Coordinate for type of exit device supplied for the project.

E. The Pharmacy Entry Door Access Control unit shall consist of:

1. One (1) HES 5000-24VDC Electric Door Strike

2. One (1) HP400ULX Honeywell 4 Amp 24VDC Power Supply; and

3. One (1) Ultraloq UL3 BT Fingerprint Door Lock with Bluetooth Biometric Fingerprint

Keypad Control Unit, or approved equal.

2.12 BIFOLD SETS: Equal Stanley BF30-00 series, single or double as needed, widths as scheduled.

2.13 FASTENERS

A. Furnish finish hardware with necessary screws, bolts, or other fasteners of suitable size, quality, quantity, and type to anchor hardware in position for heavy security, use, long life, and harmony with hardware material and finish.

B. Furnish fasteners where necessary with expansion shields, sex bolts, and other approved anchors according to material to which it is applied, and as recommended by manufacturer.

C. Furnish hardware fastened to concrete with machine screws and tamp-ins.

D. Overhead Holders and Closers: Furnish with machine screws for attachment to reinforcing in doors and frames.

E. Butts and Pivots: Furnish with machine screws for steel frames and doors.

F. Self-tapping Metal Screws: Do not use in anchorage of locks, closers and holders.

PART 3 EXECUTION

3.1 INSTALLATION

A. Install hardware in accordance with manufacturer's instructions and applicable codes.

1. Fit and install hardware prior to painting and then remove and complete painting prior to final installation.

2. Painting of hardware is strictly prohibited. Any hardware, which receives any paint shall be removed repaired to factory condition, then reinstalled.

B. Application of Hardware:

1. Use screws, set in expansion shields, for securing hardware to concrete or masonry.

2. Use of through bolts is prohibited.

3. After application, protect hardware from paint, stains, blemishes and damage.

4. Adjust hardware and verify that all hinges, locks, latches, bolts, holders and closers operate.

5. Repair errors in cutting, fitting, or any damage to adjoining Work.

C. Inspections:

1. Visually inspect installation of hardware at time of Substantial Completion.

2. Report in writing discrepancies or errors in installation and operation to

Contracting Officer’s Representative.

3. At Final Completion, certify in writing to Contracting Officer’s Representative that hardware is properly installed according to manufacturer's printed instructions, and is working correctly.

3.2 HARDWARE SCHEDULE: For each door or pair of door provide the following hardware:
