UPDATED SPECIFICATIONS AND DRAWING WITH EXPLANATION OF REVISIONS

QUESTIONS AND ANSWERS (RFIs)

TO INVITATION FOR BID (IFB) NUMBER

36C25020B0059

IFB AMENDMENT NUMBER 0002

QUESTIONS AND ANSWERS

1. RFI #1 Question: Sheet AE601 shows a shower detail with a curb. Notes on AE111 and AE112 state “Accessible transfer shower”. Please clarify what the VA is looking for.

Answer: Per ABAAS 608.7, transfer showers (as opposed to roll-in showers) in existing facilities are allowed to have a threshold of up to 2”. Our intent is to provide grab bars, folding seats, stall size requirements, and 2” thresholds for transfer showers within this project. All showers will have the 2” threshold.

2. RFI #2 Question: Specs call out asbestos containing materials on page 02 82 13.19-1 in rooms 026, 025A and 018. Shower and toilet rooms 108, 108A, 156 & 156A are not listed. These rooms have been previously abated?

Answer: Asbestos was not detected in rooms 108, 108A, 156, and 156A. See Asbestos Survey Report for reference.

3. RFI #3 Question:

1. Need Coolers and freezer sizes that the VA is wanting in each location.

2. Cooler spec calls for a floor. Are the existing building floors depressed or will the cooler floor be raised higher Than the hallway height?

3. The drawing shows what appears to be a standard door going into the cooler area from the hallway. Is there to be the cooler door flush with the hallway and the cooler built into the hallway opening?

4. Do you have a ceiling height for the cooler or room?

5. Do you have elevations of what you are looking for?

Answer:

1. Dimensions have been added to the plan. See reissued sheet AE111 for dimensions and new general note.

2. See reissued sheet AE111. Freezer 010a will be the only unit having a new insulated floor. Coolers 006, 008, and 010 will not have a new floor. A new ramp will be installed in cooler 006 to match the corridor elevation with the existing cooler floor elevation.

3. The cooler door framing is to be flush with the existing corridor wall. The cooler door and hardware may project into the corridor no more than 4 inches.

4. Ceiling heights have been added to reissued sheet AE111.

5. No. Please refer to the dimensions and ceiling heights on reissued sheet AE111.

4. RFI #4 Question:

1. Floors

a. In section 2.2 Section B it states the floor assembly should be stainless steel. Section 7 B says aluminum skin.

b. Also states the floor is to be rated to 600 lbs/sq ft. Our standard floor is rated to 1000 lbs/sq ft.

c. Calls for floor panels to be .078 inch, 14 gauge. Our Standard is .060 inch, 16. Is 16 gauge acceptable if we exceed the 600 lb per sq. ft.

d. Defrost provisions –Heatcraft IntelliGen is what the specs call for, Our equivalent to that would be TuDemand Defrost. Is this acceptable.

e. Monitoring alarm – What type of monitoring? It references a control drawing that I do not see.

f. Is the monitoring system to be incorporated into the BAS?

Answer:

a. Use polished aluminum finish for the floor panel. The second sentence of Section 2.2.B has been revised to read as “Floor panel walk-in refrigerators and freezers with appropriate insulated floor assembly and polished aluminum finish floor.”

b. A minimum of 600 lbs/sf is acceptable.

c. 16 gauge is acceptable if exceeding the 600 lbs/sf.

d. We cannot tell you if this is acceptable unless we have a cut sheet. If it meets the specifications and drawings, it will be acceptable.

e. Monitor the temperature. Refer to the sequence and points list on sheet MH501.

f. Yes.

5. RFI #5 Question: There is an FX drawing listed on the cover page of the drawings but none in the set.

Answer: See sheet FX101 issued with this addendum.

6. RFI #6 Question:

a. What size temporary cooler is needed?

b. What size temporary freezer is needed?

c. Have any lead based paint or other lead based items been identified?

d. Will work hours be allowed to be on day shift?

e. Is the cooler and freezer floor to be demolished?

f. What is the basis of design for the cooler and freezer panels?

Answer:

a. The size of the temporary cooler will be determined by the contractor, dependent on the phasing chosen per General Phasing Note #A on sheet GI000. It is expected that the existing contents should fit within approximately 110 sf and 6ft-8in clear height.

b. The temporary freezer will need to be a minimum of 80 sf and 6ft-8in clear height.

c. See specification 02 83 33.13 Lead Paint Removal and Disposal for extent of tested paint and how to handle paints not tested.

d. Yes. All work should be assumed to be during normal business hours (7am-6pm) unless noted otherwise.

e. The cooler and freezer floors are proposed to remain except for the appropriate prep-work required by the cooler/freezer manufacturer. Additionally, the ramp and adjacent flooring in cooler 006 will be removed as noted on reissued drawing AE111.

f. American Cooler Technologies.

7. RFI #7 Question: For Common Work Results for HVAC, Specification Section 23 05 11 1.7.C.1. states that "As-built drawings shall be provided, with a copy of them in three-dimensional Building Information Modeling (BIM) software version provided on CD or DVD." Will BIM coordination be required for this project?

Answer: “No, BIM format will not be required for As-built drawings. The contractor shall provide red-lined, hand marked drawings, with one paper copy and a scanned PDF version of the hand-marked drawings provided on a CD or DVD. Alternatively, as-builts may be provided on a CD or DVD in AutoCAD version 2013 format.” (see revised specification section 23 05 11)
