About this file
This document is a Design Narrative for renovating the northeast area of the south project in Building 3 at Tinker Air Force Base, Oklahoma. The renovation involves reconfiguring existing office and conference room spaces, with comprehensive modifications to mechanical, electrical, fire protection, and architectural systems. Specific scope includes installing systems furniture walls, relocating and adding lighting fixtures, electrical feeds, fire alarm devices, fire protection sprinklers, and modifying flooring, acoustical ceiling tiles, walls, doors, and frames.
The project will address four primary areas within Building 3, each requiring specific mechanical, electrical, and architectural adjustments. Existing HVAC systems, including air handling units and dedicated outside air systems, will be reconfigured to accommodate new room layouts. The renovation will maintain current occupancy classifications and adhere to multiple building codes and standards, including International Building Code, NFPA Life Safety Code, and various Unified Facilities Criteria. Fire protection modifications include sprinkler system adjustments, fire alarm device relocations, and ensuring continued compliance with safety regulations. The project is targeted for completion in 2025 and is specifically designated for Tinker AFB MAC BOA (Multiple Award Construction) holders.

Rebuild wall and add door at Conference Room 160. Wall shall be up to approximately 8’-0” AFF with new hollow metal door and frame. Door to match existing in the area.
Rebuild ceiling at the conference room side to attach to the new wall using acoustical ceiling tile and grid.
Construct new gypsum board ceiling on the corridor side of the conference room.
Repaint areas affected by the demolition and rebuilding of the vestibule at the conference room to match existing.
New LVT and base to match existing flooring at corridor side of new vestibule at conference room.
Provide and install new exterior egress metal door and frame between Offices 155A – 155C.
Hardware to include egress configuration (panic bar) and associated seals and gaskets.
4. Mechanical Design Narrative Building 3 has several different types of HVAC equipment that serves different areas within the building. Area 1 is currently designed as three conference rooms and has its handled by AHU 3-1, AHU 3-2, and receives fresh air from DOAS 3-1. Three VAVs are currently installed in this area, two on the supply ductwork and one on the DOAS ductwork. This space is to be reconfigured into four smaller conference rooms, which should require minimal mechanical alterations. Area 2 is a large open office area with many small perimeter offices and is served by AHU 3-2 and fresh air is provided to this area by DOAS 3-2. Eleven VAVs are installed in this area, three installed on the DOAS ductwork and eight on the supply air ductwork. This space will continue as an open office with small perimeter offices, but locations of offices will be changing, and ductwork will need to be reconfigured to accommodate the new layout. Area 3 is designed as a large open office which is served by AHU 3-2 and fresh air is provided to this area by DOAS 3-2. Two VAVs are present on the supply ductwork, and one is present on the DOAS ductwork. Area 3 will be divided into two conference rooms by a new demountable wall and will need to be rebalanced. Area 4 is a large open office area with four small perimeter offices and is served by AHU 1, which only serves this area and is not equipped with any addition VAVs. This space will remain a large open office with four small offices; however, the locations of the offices are being changed and ductwork will need to be reconfigured. General Design Parameters and Assumptions
4.1.1 Elevation, Latitude/Longitude, Climate Zone
Elevation, latitude/longitude, and climate zone were taken from International Energy Conservation Code 2015. Weather data below was taken from UFC 3-400-02 and 2013 ASHRAE Fundamentals Chapter 14.
• Elevation: 1,260 ft.
• Latitude: 35.42 N
• Longitude: 97.38 W

4.2 Building HVAC Loads
Load calculations should be performed using software which complies with ANSI/ASHRAE Standard 140. Occupancy loads, equipment and miscellaneous room loads will be coordinated with Tinker AFB and the Using Agency as the design progresses. Internal equipment gain will not be used as part of the heating load calculations (loads are not modeled to allow lowering of the base heating load). For the cooling load, people load is assumed at peak occupancy levels for each space and internal equipment gain is included.
4.3 Indoor Air Quality
Ventilation rates for all areas will be provided per ASHRAE 62.1-2016. Ventilation air will be provided by the existing air handling units and DOAS units whose distribution system will be modified under this project.
4.4 Validation of Existing HVAC Systems
Validation of existing HVAC systems was accomplished by review of existing plans and field observation of the HVAC systems serving the areas within the building where renovation work is taking place.
4.5 Life Cycle Cost Analysis (LCCA)
A LCCA was not performed for this project; since the existing mechanical systems have all been installed within the last four years, and we do not anticipate a need to replace any of the mechanical units during this project, due to no major changes in occupancy or building loads.
