About this file

This document is a comprehensive Construction Documents set for the SouthShore Library Renovation project (CIP #76037000), developed by HJ/PBK and dated May 30, 2025. The documents cover multiple technical specification sections including Temporary Facilities (Section 01 50 00), Project Record Documents (Section 01 72 00), Library Stack Systems (Section 11 51 23), Institutional Furniture (Section 12 56 00), Fire Suppression Systems (Section 21 00 00), and Heating, Ventilating, and Air Conditioning (Section 23 00 00). The project involves a library renovation with specific requirements for construction facilities, equipment installation, systems integration, and project documentation. The specifications provide detailed guidelines for contractors on installation methods, material specifications, quality assurance, coordination, testing, and closeout procedures.

The documents outline extensive technical requirements for various systems and components, including steel-bracket shelving, institutional furniture (such as information desks, staff workstations, computer tables, and charging stations), fire suppression infrastructure, and HVAC equipment. The specifications emphasize compliance with multiple industry standards and regulations, including NFPA, ASHRAE, ANSI, and local building codes. Contractors are required to submit detailed shop drawings, provide comprehensive documentation, conduct thorough testing, and ensure proper installation and operation of all systems. The project includes provisions for extended warranties, particularly for compressors and electrical components, and mandates specific training and instruction for Owner personnel on the installed systems' operation and maintenance.

PROJECT RECORD DOCUMENTS 01 72 00 - PAGE 1 OF 6

SECTION 01 72 00 - PROJECT RECORD DOCUMENTS

PART 1 - GENERAL

1.1 RELATED DOCUMENTS

A. Drawings and general provisions of the Contract, including General and Special Conditions and other Division-1 Specification Sections, apply to this Section.

Make documents and Samples available at all times for inspection by the Project Manager and Professional.

1.3 RECORD DOCUMENTS

A. General: Do not use record documents for construction purposes; protect from deterioration and lock in a secure, fire-resistant location; provide access to record documents for the COUNTY review during normal working hours.

1. Responsibility for Markup: Where feasible, the individual or entity who obtained record data, whether the individual or entity is the installer, subcontractor, or similar entity, is required to prepare the mark-up on Record Drawings.

Construction Documents Rev May 30, 2025

PROJ. #19015.07

PROJECT RECORD DOCUMENTS 01 72 00 - PAGE 2 OF 6

2. Accurately record information in an understandable drawing technique.

3. Record data as soon as possible after it has been obtained. In the case of concealed installations, record and check the mark-up prior to concealment.

B. Record Drawings: Maintain a clean, undamaged set of blue or black line whiteprints of Construction Drawings and Shop Drawings. Mark the set to show the actual installation where the installation varies substantially from the Work as originally shown. Mark whichever drawing is most capable of showing conditions fully and accurately; where Shop Drawings are used, record a cross-reference at the corresponding location on the Construction Drawings.

Give particular attention to concealed elements that would be difficult to measure and record at a later date.

C. Record Specifications: Maintain one complete copy of the Construction Specifications, including addenda, and one copy of other written construction documents such as Change Orders and modifications issued in printed form during construction. Mark these documents to show substantial variations in actual Work performed in comparison with the text of the Specifications and modifications. Give particular attention to substitutions, selection of options and similar information on elements that are concealed or cannot otherwise be readily discerned later by direct observation. Note related to record drawing information and Product Data.

D. Record Product Data: Maintain one copy of each Product Data submittal.

Mark these documents to show significant variations in actual Work performed in comparison with information submitted. Include variations in products delivered to the site and from the manufacturer's installation instructions and recommendations. Give particular attention to concealed products and portions of the Work, which cannot otherwise be readily discerned later by direct observation. Indicate related Change Orders and mark-up of record drawings and Specifications.

E. Record Sample Submitted: Immediately prior to the date or dates of Substantial Completion, the CONTRACTOR will meet at the site with User Agency personnel to determine which of the submitted Samples that have been maintained during progress of the Work are to be transmitted to User Agency for record purposes. PROJ. #19015.07

PROJECT RECORD DOCUMENTS 01 72 00 - PAGE 3 OF 6

H. Electronic files: The COUNTY will furnish a compact disc containing the Project’s electronic files to the CONTRACTOR. The CONTRACTOR shall transfer all information on the marked record drawings set to electronic files utilizing a program and format acceptable to the COUNTY. The transfer of information must be provided by a professional drafter. The PROFESSIONAL shall review and approve the resulting electronic record. A printed copy will then be furnished with the approved electronic record (on compact disc) by the CONTRACTOR to the COUNTY.

I. Mark-up Procedure for documents: During the construction period, maintain a set of prints of Final Construction Drawings, and one copy of the Final Construction Specifications, including addenda and modifications issued for Project Record Document purposes. Mark the Drawings to indicate the actual installation where the installation varies appreciably from the installation shown originally. Give particular attention to information on concealed elements, which would be difficult to identify or measure and record later. Mark the Specifications to indicate the actual installation where the installation varies substantially from that indicated in Specifications and modifications issued.

Note related Project Record Drawing information, where applicable. Give particular attention to substitutions, selection of product options, and information on concealed installations that would be difficult to identify or measure and record later.
