100 General Notes, section III: Shotcrete; note 1 limits shotcrete placement to where shown on plans only. Sheet S1.5: Notes for structural work at west end of dining room; note 6 specifies the new beams to be shotcrete. Detail 4/S6.5 shows removal of the column stone at the top 1/3 of the shotcrete beams such that the beams can be poured monolithically with the column core. Should the column cores be shotcreted, or is a cold joint at the intersection between the column and the beam acceptable?
DEG: Filling the void in the stone columns should be poured with an appropriate construction joint to the shotcreted beams. Propose details for review.
101 General Notes, section III: Shotcrete; note 3 delineates strength requirements for shotcrete at beams and walls. Are there any walls where shotcrete would be acceptable? The south wing shear walls where the existing gyp block is to remain on one side might be a logical choice.
DEG: The south wing shear walls can certainly be shotcrete. The new wall in the Kitchen can be shotcrete at Contractor’s option.
102 The rat slab only requires 2500 psi concrete per the structural notes, but spec 2.08.F.4 calls for a maximum w/cm ratio of
0.45. For an economical mix, that will drive the cementitious content to at least 6.5 sacks/cy (611 pcy) which is normally a 4,000 psi mix. Can the rat slab have a maximum w/cm of 0.60 maximum?
DEG: Yes, the rat slab is non‐structural and can have a higher w/cm ratio. 6
103 Spec 2.08.F.6 calls for a total air content of 6% maximum. Does this mean all interior concrete which is not exposed to freeze/thaw cycles can be non‐air entrained (so 1.5% trapped air for 1” gravel mixes)? Our supplier would recommend this since there’s no need to entrain air for interior concrete.
DEG: No need for air content on interior concrete. Mix designs by Contractor as a required submittal. 6
104 Per ACI reference standards in paragraphs 1.3 C & H ‐ All exterior flatwork is Exposure Category F2 and, per the referenced ACI 318 should require an air content of 6% with a placement tolerance of 1.5% (which could violate the 6% maximum spec referenced in section 03 30 00 – 2.8.F.6).
DEG: Exterior concrete is F2 and follows ACI’s air content recommendations 6
105 Sheet S0.0, part V.5 specifies all concrete other than rat slab and slab on grade as 4,000psi. Rat slab and slab on grade as specified as 2,500psi. Presumably, the terrace concrete is slab on grade, and should be specified as 4,500psi per the referenced ACI standard. Please confirm PSI rating required for terrace concrete.
DEG: Terrace concrete may be exposed to deiceing chemicals and should be 5000 psi concrete. 6 Revised drawing S0.0
106 Spec 3.06.E calls for steel trowel finish for both slab cases. ACI specifically prohibits the use of air entraining admixtures for steel troweled slabs which must have a total air content less than 3% to ensure no delamination of the surface. Please clarify.
DEG: We will work with concrete subcontractor to agree on a proper solution. 6
107 Could exposure classes per the referenced ACI specifications be identified for each concrete use? DEG: Exterior concrete F3 and C2. Kitchen floor concrete F0 and C1. Other interior concrete F0 and C0.
108 The shotcrete spec calls for ASTM C‐150, Type I cement which isn’t available… California producers make a Type II/V due to sulfates in the soil. Will Type II/V cement will be allowed?
DEG: Type II/V will be allowed. 6
109 The sloped topping slab over existing slab shown on sheet A2.1 cannot be achieved using the specified concrete mix due to aggregate size. Please specify a material for this application. We have used SikaQuick and SikaTop products for similar applications. These products can be feathered down to 1/4".
ARG: SikaQuick / SikaTop or equal is acceptable where specified topping slab concrete mix aggregate exceeds the slab thickness.
110 Slab Plan note 1 specifies the top of the new structural slab to be 4" below the elevation of the existing slab, and the plan specifies elevations relative to the top of the existing slab (datum 0.0), all of which are higher than the ‐4" per the note. Is this indicating that the structural slab should be poured level at ‐4" relative to the existing slab, and then a topping slab installed over it to achieve the desired elevations and slopes?
ARG: Confirmed structural slab is to be flat ‐4" below existing slab and a sloped topping slab is to be installed over the structural slab.
111 Please confirm the kitchen equipment curbs are NIC and by others. Because the Resinous Flooring cove base is applied to the face of the curbs, they will need to be installed prior to flooring application. Please confirm this will be completed by the FS contractor during Kitchen construction.
ARG: The kitchen equipment curb installation and coordination with FS contractor / vendor are part of this contract.
112 The referenced details call for a fluid‐applied waterproof membrane to be installed under the new Kitchen topping slab at existing slab locations and over the new concrete and under the resinous flooring at the new slab locations. Typically, all areas over existing slab and new slab will be shotblasted as a preparatory measure for either sloping compound or resinous flooring (this is a requirement of section 09 67 23 for Resinous Flooring). It appears the fluid applied membrane is incompatible with this process. Please confirm the fluid‐applied membrane is necessary, and if so, confirm that it is compatible as a substrate over shotblasted concrete for the sloping compound and resinous flooring. Please also confirm that this is the fluid‐applied waterproofing product per section 07 14 00.
ARG: Referring to drawing sheet A8.1 and A9.3 details, fluid‐applied membrane is a redundancy and omitted in Detail 6, 7, 10/A8.1 and 6, 7, 8, 9/A9.3 in Addendum 3.
6 Revised drawings A8.1 and A9.3
113 S0.3 references (5) chimney locations associated with seismic repair detail on S1.11, please confirm seismic coring of chimeneys is at these 5 locations on the hotel only. In addition, please provide dimensioned elevations of each chimney or an assumed vertical foot quantity of core drilling required for each chimney.
ARG: Refer to Item 52 response above. A total of 5 chimneys at the hotel and 2 chimneys at the cottages require seismic anchorage.
DEG: Contractor to estimate length of cores, make an estimate plus price per foot for +/‐.
114 Schedule outline indicates that the work associated with CLIN 17 must be performed during the 8‐week Hotel Closure, which will take place starting January 2 2023. Solicitation Section H Special Requirement 1 allows the Contracting Officer to award bid options (including CLIN 17) within 180 days after contract award. CLIN 17 will need to be awarded well in advance of 180 days after contract award, as the contractor will need sufficient time to select and contract with a vendor to perform the work, obtain and submit all product data, procure material, and perform the work within a short window. Please confirm that CLIN 17 will be awarded no later than 90 days prior to the start of the Hotel Closure.
The time constraints outlined in the comment are understood. If awarded, CLIN 17 will be awarded a minimum of 90 days prior to the start of the Hotel closure.
115 Section 01 11 00 paragraph 1.6.A indicates regular work hours are 8:30 to 5:30 Monday through Friday except during the hotel closure period and when otherwise indicated. Please confirm that during the 8 week hotel closure period, the contractor will be allowed to work extended hours (early start, late finish) and weekends to ensure the critical work schedule is accomplished, without restriction.
During the closure period the contractor will be allowed to work extended hours and weekends, without limitations.
116 Section 01 11 00 paragraph 1.6.A indicates regular work hours are 8:30 to 5:30 Monday through Friday except during the hotel closure period and when otherwise indicated. During normal work while the hotel is open will the NPS consider allowing 4‐10 hour work days, Mon‐Thurs, either 7:30am to 6pm or 8am to 6:30pm?
During the closure, yes a 4/10 schedule is acceptable. A 4/10 schedule will not be allowed while the hotel is in operation outside of the closure period.
117 Section 01 11 00 paragraph 1.6.A.2 indicates that drilling or other noisy activities are allowed only from 9 am to 5:30 pm Monday thru Friday, except during the hotel closure period. During normal work while the hotel is open will the NPS consider extending the allowable hours to coincide with 4‐10 hour work shifts, Monday thru Thursday?
During the closure, yes a 4/10 schedule is acceptable. A 4/10 schedule will not be allowed while the hotel is in operation outside of the closure period. Drilling or other noisy activities are allowed only from 9 am to 5:30
118 Please confirm that elevator/s can be used for construction access for attic fireproofing & chimney work performed during the hotel closure.
Yes, the freight elevator can be used. 6
119 Please confirm that elevator/s can be used for construction access for attic fireproofing & chimney work performed outside of the hotel closure.
CLIN 17 attic fireproofing to be completed during the closure. Yes, it is acceptable to use the freight elevator to access the chimney work outside the hotel closure.
120 Amendment 5 Solicitation Section L, Instruction for the Submission of Offers and Other Information ‐ Competitive Source Selection, Paragraph C.1 (Page 45 of 53) indicates that proposals are due at "1500 PD." Please confirm "PD" is referring to Pacific Daylight Time
Yes, it is confirmed, PD is referring to Pacific Daylight Time 6
121 Referenced note requires repair of cracks wider than 2mm in size and spalls larger than dime‐size. Determining an accurate quantity of repair is not possible without a detailed inspection of the existing terrace. In order to reduce the likelihood of quantity dispute during project execution, please consider providing an allowance for this scope of work for the bidders to include with proposals.
ARG: see response to Item 47 above. 6
122 East Loggia includes Demolition Callout "PC" for Protect Existing Concrete Improvements to Remain. Please clarify whether the East Loggia should be removed
ARG: The East Loggia concrete floor is to be demolished and reconstructed to match original concrete in design and color per keynote 14 on sheet A2.7. The West Loggia is original to the hotel construction and is to remain.
123 Work associated with existing chimneys poses an inherent safety risk to areas within the zone of influence below the work.
Please confirm that those areas can be vacated and safed off during the construction above.
The NPS and concessionaire will collaborate with the construction contractor to ensure safe work zones are established for the chimney work.
124 Regarding access to high chimney work associated with Bid Option C, will access to the existing interior service elevator and access to existing patios be made available, or will all access to such areas be required to be made from the exterior of the building? Yes, however access will need to be coordinated with the NPS and concessionaire.
125 Due to the significant amount of additional cost associated with providing exterior access, please confirm that openings can be made in the roof to allow access to/from the attic for the chimney repair scope of work, if required
Yes. Please provide a description of your proposed attic access in your technical approach narrative.
126 Section 08 01 52 Repair and Restoration of Wood Windows
2.3 Glazing Materials – B Replacement Glass
Specifications call out for replacement of glass over 16 SQFT in area. To provide clear tempered glass to match existing in size, thickness, color, and texture.
Does the current glass have a wavy distorted look to it?
The manufacturing of glass in the “olden days” had a wavy look to the glass with a semi distortion look. Present day glass manufacturing is non‐wavy, clear and non‐distorted.
Please advise it is critical to match existing due to limited glass companies that
ARG: Existing large panes of glass do not have a wavy or distorted appearance. The glass for window #10 in the Dining Room was relatively recently replaced with clear tempered glass and its appearance is indistinguishable from the historic glass.
127 Specifications states an asbestos report survey dated October 22, 1990 has been prepared by Management services, Inc.
Please provide a copy of the report.
Report provided in Amendment No. 1 6
128 Will there be a background check for construction workers onsite? No. 6 129 There is a range of temperature the contractor needs to follow for certain work scope specifications. Please provide a degree day chart for the year in Yosemite as it might interfere with the construction schedule.
Consult national weather service data. 6
130 Please provide an award date as the contractor needs to plan accordingly for lodging/booking. Yosemite could get busy certain times of the year. If awarded late, will the contractor be compensated a change order for lodging?
We anticipate an award date in late July. 6
131 Will fire suppressions need to be set up for the onsite work. The existing building has a supression system. Temporary standpipes and hoses to be provided in locations where the existing supression system is deactivated to implement the project improvements. Temporary fire protection will be required. Refer to specification section 01 35 23, Part 3.2; 01 35 50, Part 3.4E; 01 35 91, Parts 3.6 & 3.7; 01 50 00 Part 3.4J
132 Will the 8‐week closure be recurring? No. 6 133 Is there a report on lead paint for the exterior/interior of the building? There is not a lead paint survey report available. The contractor shall assume that lead paint is present. Sanding or other activities that generate dust from confirmed or assumed LCP‐coated building components must be conducted per the requirements of the Occupational Safety and Health Administration (OSHA) Lead‐in Construction standards in Title 29 Code of Federal Regulations (CFR) Part 1926.62.
134 Is the current roof tile over the dining room still available? Has the hotel had to repair that roof in the past? Does the hotel have any of the current tile left over or stock piled?
The most recent re‐roof of the hotel was completed in 2010 by Martech Associates, Millheim, PA, under contract to the previous concessioner. There is no left‐over slate available. The slate was sourced from New England Slate, the same source of the hotel's original slate, and consists of four colors 1. Semi‐Weathering Grey/Green 2. Royal Purple 3. Semi‐Weathering Grey/Black 4. Unfading Mottled Green and Purple.
135 Stone Cottage Chimney S2.2. what is the substructure of the chimney made of and how thick is it? DEG: The original construction drawings show a one foot concrete slab foundation. 6 136 Detail 5 A93 Weep hole detail. The mentioned detail shows the weep hole weeping onto the pan deck on foam insulation and can get between the pan and the insulation and eventually rot the metal decking. Is this correct?
ARG: Weep hole note omitted in 5/A9.3 in Addendum 3. 6 Revised drawing A9.3
137 Missing detail on sheet A1.6 note # 9. The note calls out “NOT USED” However the sheet shows arrow indicators pointing out items that need to be identified under note # 9. Please advise
ARG: Use of keynote 9 on A1.6 has been deleted in Addendum 3. 6 Revised drawing A1.6
138 Sheet A1.7 note 12. Says to “remove wood shed completely” including SOG. However, the legend shows selected demo only?
If I am leaving selected wall framing, what is the limit of the concrete removal limit from the wall to the saw cut line?
ARG: Note 12 revised to “remove wood shed as indicated” in Addendum 3. 6 Revised drawing A1.7
139 Owners’ construction schedule outline. This schedule outline does not mention the civil or utility improvements. What is the civil work time line? There is 5 months’ time between the hotel closure and June 28th the 10th day after the NTP is granted is the mobilization. Can we start on the civil, concrete walk demo and grading before the shut down?
Yes, civil utility work can begin prior to the shut down. Some of the concrete terrace replacement work may be accomplished prior to the shutdown, however the timing of that work would need to be coordinated with the concessionaire and sequenced to minimize visitor impacts. Because the work will impact public access to the outside, the extent and sequence to execute the terrace replacement scope needs to be closely coordinated with the concessionaire. While the temporary kitchen is in operation (west side) the concessionaire desires to provide public access to the east terraces.
Because these terraces are the primary outdoor access from the hotel’s interior public spaces, the schedule for this work must be coordinated with hotel operations. It is anticipated that this work will be phased (east, south, west sections) to allow partial guest access during the work.
140 Form 1442 funding verbiage clarification. According to the verbiage, the funding may or may not be available. Do we have an update on this issue? When should we know if this will be funded?
The NPS has a high level of confidence that the project will be fully funded. 6
141 Is there micropiles required? If so is there a foundation plan showing pile locations and loads? Micropiles are not required. 6 142 Is the fire alarm system a Notifier or Siemens? Notifier 6 143 Amendment 6 revision to sheet A7.2 Kitchen Finish Schedule removed two notes (General Finish Note #3 and note below
Finish Schedules) which had indicated that the insulated panels associated with several rooms in the kitchen area shall be provided by others. This deletion conflicts with the remainder of the drawing package (various elevations, sections, key notes, etc.) which still indicate that the insulated panels/ cooler units are NIC. Please confirm that all cooler units and associated refrigeration equipment are NIC. If the NPS requires the cooler units to be part of this project, please allow the contractors to provide an allowance for this added scope of work due to the timing of the release of Amendment 6 relative to the bid due date.
The insulated panels/cooler units are part…
