About this file
This document outlines the schedule for rehabilitating the Ahwahnee Hotel National Historic Landmark in Yosemite National Park to correct critical safety hazards and strengthen the structure seismically. The project schedule centers around an eight-week hotel closure from January 2 through February 28, 2023 during which time work will be completed on bracing the Great Lounge, rehabilitating the Dining Room, and fireproofing and insulating attic spaces. The kitchen rehabilitation is the baseline for the overall schedule, with interim substantial completion expected by September 9, 2023 and final completion by June 5, 2024. Other work such as repointing stone, rehabilitating exterior wood elements and chimneys, and replacing concrete terraces and walkways will be phased and coordinated with hotel operations to minimize guest impacts. The National Park Service solicitation seeks to award a contract to complete this critical safety work in accordance with the outlined schedule.

Notice to Proceed Issuance of the Notice to Proceed is anticipated July 18, 2022. The contractor’s Period of Performance shall be 688 calendar days. The project shall be complete by June 5, 2024.
8-Week Hotel Closure The project schedule is set around a fixed, eight-week hotel closure from January 2 through February 28, 2023 (57 days, exact dates TBD). Schedules that take greatest advantage of this time to complete work—especially that work most disruptive to guests—will be evaluated more favorably.
Temporary Kitchen From the end of the 8-week closure until the hotel kitchen is complete and operational, guest food service will continue from a temporary kitchen facility provided, installed/removed, and operated by others.
Kitchen The kitchen rehabilitation schedule establishes the baseline schedule. Contractor mobilization anticipated in advance of the hotel closure. On-site construction activities to begin at start of closure, January 2, 2023, with interim Substantial Completion September 9, 2023 (250 calendar days from beginning of closure).
Interim Substantial Completion:
250 calendar days from start of hotel closure.
Substantial Completion of kitchen. Hotel takes occupancy, install equipment, start-up operations.
Completion of all other contract work except replace Concrete Terraces, and replace Maintenance Shed/Brace Entry Walkway.
At Interim Substantial Completion, the government will take beneficial occupancy of the permanent kitchen. The contractor shall have 30 calendar days (September 9, 2023 to October 9, 2023) to finish punch list work in the kitchen. The contractor must coordinate this work with hotel management as they install kitchen equipment during this same 30-day period.
Once the contract work in the kitchen is complete and the equipment is installed, hotel management estimates an additional 30 calendar days of stocking, staff training, and other internal preparation before food service resumes from the rehabilitated kitchen (estimated November 8, 2023), and the temporary kitchen facility (by others) is removed.
Dining Room All work at the Dining Room shall be completed within approximately 87 calendar days from start of hotel closure. This includes all seismic bracing, HVAC work, replacement of large glass panes in Dining Room, historic window rehabilitation in Dining Room (does not include Exterior Wood Elements). From the end of the hotel closure until completion of the Dining Room, the hotel will provide food service from the temporary kitchen to guests in the Great Lounge. Upon completion, the hotel will occupy and provide food service to guests in the Dining Room.
Great Lounge This work includes Great Lounge Gypsum Block Bracing and Shearwalls (Contract Line Item 7). This work shall be completed during the hotel closure. Hotel guests will occupy the Great Lounge from the end of the closure through project completion.
Insulation/Fireproofing Attics (excluding kitchen attic) This Bid Option, if included, shall be completed during the hotel closure to minimize disturbance in guest room areas.
The schedules for completing the following work are more flexible, but with constraints. It is advantageous to complete any portions of this work during the closure, where reasonable, to reduce work during hotel occupancy. After the end of the closure, the work shall be scheduled in coordination with hotel management and performed while the hotel is occupied.
Hotel Chimneys Work shall be scheduled in coordination with hotel management.
Cottage Chimneys Work shall be scheduled in coordination with hotel management.
Stone Piers This Bid Option, if included, shall be scheduled in coordination with other contract work (Exterior Wood Elements at Presidential Suite roof terrace).
Stone Veneer This work will require areas of work to be phased in coordination with hotel management (to allow the hotel to book guests in rooms away from the work).
Exterior Wood Elements The contractor shall schedule this work in coordination with other contract work (Stone Piers at roof terraces).
Porte Cochere Stone Unless completed during the hotel closure, hotel and guest access and use of the Porte Cochere shall be maintained during this work.
Anchor Equipment This work is in non-public spaces.
Historic Windows (excluding Dining Room) Public spaces in these areas of work will be occupied by hotel guests and the public.
Concrete Terraces This work shall begin after interim Substantial Completion of the permanent kitchen and, in some areas, after removal of the temporary kitchen. Because these terraces are the primary outdoor access from the hotel’s interior public spaces, the schedule for this work must be coordinated with hotel operations. It is anticipated that this work will be phased (east, south, west sections) to allow partial guest access during the work.
Maintenance Shed/Entry Walkway To avoid additional congestion in the hotel service yard, this work shall begin after Substantial Completion of the kitchen.
Project completion All work shall be completed 520 calendar days from the start of the hotel closure, January 2, 2023 through June 5, 2024.
Furnishings and Equipment in Areas of Work The Ahwahnee Hotel is managed by Yosemite Hospitality, a park concessioner. Hotel management is responsible for removing personal property, including kitchen equipment, from the areas of work. This will begin at the start of the hotel closure. From the start of the eight-week hotel closure on January 2, 2023, the hotel will require:
One calendar day to move furniture and other contents from:
Ground Floor: Great Lounge, Mural Room, Winter Club Room South Mezzanine: Tudor Lounge, Colonial Room, Tressider Room.
North Mezzanine: Business Office This is to provide space for completing Great Lounge Gypsum Block Bracing and Shearwalls (Contract Line Item 7).
Two calendar days to move furniture and other contents from the Dining Room. This is to provide space for completing work in the Dining Room.
10 calendar days to remove equipment and contents from the kitchen.
Seven calendar days to remove contents from Attic 3C to provide space for completing fireproofing and insulation. This is one of two attics in a Bid Option A. The other attic—fifth-floor attic—has no contents to be removed.
