Amendment 0003 – Questions and Answers
Technical modifications associated with these questions are included within Addendum 1 dated 4-9- 18.
Question 1: Detail 13/A0.3 shows removal and replacement of siding boards above window heads as necessary for window/flashing installation. Will it be acceptable to face nail the replacement siding boards?
Answer 1: Face nailing of siding is expected as the existing historic condition given the size of the siding materials. In order to limit the extent of replacement of finish, face nailing will be acceptable. Field coordinate final process to match as close to historic condition as possible.
Question 2: Detail 2/S5.6 shows a new concrete landing under the new map room stair stringer. Civil/Architectural don’t seem to show this landing. Please advise on the size, thickness of the proposed landing.
Answer 2: Landing requirement have been included in drawing modifications indicated in Addendum 1 dated 4-9-18.
Question 3: Detail 11/S5.6 shows the drag strut on the existing map room truss. Is the entire truss to be sheathed and blocked, or just the portion shown in the detail?
Answer 3: It is intended that the entire existing truss with the drag strut at Grid Line 7 above the Map Room is to be sheathed as indicated in Detail 11/S5.6.
Question 4: Sheet A 3.10 has window no. 314A.1 tagged as a Type F window. Should it be a type G window?
Answer 4: Window 314A.1 is a type G Window
Question 5: Sheet A 9.23 shows fire resistive floor/ceiling assemblies. We can’t find where these assemblies are called out on the drawings. Please advise which floor ceiling assemblies correspond to each assembly type called out on A9.23.
Answer 5: The Code Plans in the Drawings identify fire resistive requirements and locations, including floor/ceiling assemblies
Question 6: Detail 4/S5.3 shows sheathing on one side of this new shear wall. The shear wall plan on S3.1 indicates that this is a type C shear wall, as per the schedule, should get sheathing on both sides. Please advise if the pony wall on gridline 6.2 is sheathed on both sides or just one.
Answer 6: In response to the question updated drawings have been included in Addendum 1 dated 4-9-18 to clarify the intended condition.
Question 7: We are working on a materials take off and quote, and need some clarification regarding the Sign of the Crab plumbing fixtures specified on the project, some designed specifically for this hotel.
• SP0549-12C – Do they still want this to be the WALL MOUNT VERSION we supplied pictures of?
• P0565-12C – Are these as shown in our catalog (Deck Mount) or do they want these to be wall mounted like the SP0549-12C?
• P0565-8C – This is a bridge faucet (for a 2 holed sink installation), the Kohler pedestal sink appears to be a 3 hole? Do they need hole covers for the center hole, or does the sink really only have 2 holes? Do they want the turn & lift lav drain that is included with the lav faucets?
• P0007EC Tub Drain – Are they sure they want a chain & stopper (since a commercial installation) – or would they rather have the P0007BEC
Answer 7: In response to the question updated plumbing schedule has been issued in Addendum 1 dated 4-9-18.
Question 8: Detail 11/S3.1 calls for 30” embedment of anchor rods for HDU-11 hold downs. Will the be enough concrete on gridline EE and A.1 to achieve 30” of embed bolt? The footings in these locations appear to only be 10” deep.
Answer 8: In response to the question updated drawings have been included in Addendum 1 dated 4-9-18 to clarify the intended condition.
Question 9: The existing base trims in the guest wing are called out to be removed and reinstalled to the greatest extent possible. Does the lead based paint need to be removed, and all the base trim restored/refinished prior to reinstalling them?
Answer 9: It is intended that all existing historic wood trims salvaged shall be treated to remove historic lead based paint coatings prior to reinstallation and/or refinishing activities.
Question 10: Does the existing hardwood flooring in the corridors get removed, or does it get refinished?
Answer 10: The existing wood floor within the corridors is intended to be removed and replaced.
Question 11: Is there a layer of subfloor sheathing between the diagonal lap sheathing and the floor coverings that will need to be removed prior to installing the new ½” subfloor sheathing?
Answer 11: To the best of our knowledge, there is no existing sheathing above the diagonal subfloor. The ½” sheathing should be installed directly over the existing diagonal planking in all locations except where indicated on demo plans (bathroom locations to accommodate for tile install). Those locations will have the diagonal sheathing removed and a ¾” sheathing installed instead. See details 11/S5.3 and 11/S5.5 for additional information. Additional underlayments shall be installed for specific floor finishes as required by manufacturer or to achieve flush/level transitions to adjoining materials as indicated within the documents.
Question 12: The exterior of the building has many trim details that are called out to remain and get re-painted. Should these trims just be re-painted – or should the lead based paint be removed, followed by restoration and re-painting?
Answer 12: It is the intention of the work that existing trims to remain and re-painted do not require lead based paint removal in the absence of OPTION B being selected by the Government.
Question 13: There are interior trims and walls called out to remain in the stair well on the southwest corner of the guest wing. Should these finishes just be painted over – or does the existing LBP need to be removed prior to refinishing?
Answer 13: Interior trims and walls called out to remain should be restored and if finish coatings are field verified to be well adhered and in generally good condition, may be prepared and repainted without LBP abatement.
