Solicitation 140P2018R0039 Mammoth Hotel Seismic Stabilization Phase 2

YELL 205796

Amendment 0006 Questions and Answers

Question 1: Would the Government accept pex in lieu of copper for hydronic piping 1” in diameter and smaller?

Answer 1: No PEX piping will be allowed. All piping shall be copper. Reference technical revisions within Addendum 3.

Question 2: Detail 1 on Sheet M4.1 shows a custom end cap on radiant panels to hide piping. What material/finish is this end cap made of? This could be a very expensive line item. Would a painted wood enclosure be acceptable?

Answer 2: End caps intended to match profile of radiant panel and extend full length from panel to adjacent wall based on final installation. These end caps are to be provided by the radiant panel manufacturer in the same material and finish of the radiant panel. Painted wood is not acceptable. Reference Addendum 3 for additional technical information.

Question 3: The note on E4.2 specifies a Chatsworth #11252 be installed in the crawl space, this is a cable runway. Basket/wire mesh cable trays are more commonly used for this type of installation. Shall we proceed with the cable runway or is basket/wire mesh cable tray acceptable?

Answer 3: Basket/wire mesh cable tray is acceptable. Reference Addendum 3 for technical revisions to the notes on E4.2 and for additional information.

Question 4: The data backbone detail on E4.1 does not indicate anything routed to the rack on the fourth floor. Furthermore, per E2.4, there are no provisions in the rack for fiber or 100 pair terminations. Are we to include any provisions to connect the 4th floor rack to the rest of the network?

Answer 4: Yes, provisions for connecting to 4th floor rack with network is required. Reference technical revisions within addendum 3 for additional information. Provide 12‐port single mode 1U fiber patch panel with fiber management kit and (2) 48‐port cat‐5 patch panels for fourth floor rack. Provide additional 48‐port cat‐5 patch panel in new first floor electrical room.

Provide 50‐pair cat‐3 cable and 12‐strand single mode fiber from first floor rack to fourth floor rack. Replace details 8/E4.1, 2/E2.1 and 2/E2.4 with attached details ESK.001, ESK.002 AND

ESK.003.

Question 5: The heat trace controller specified on E2.1 is not available with GFI protection at 120v. An EPD circuit breaker could be utilized to provide GFI protection, except panel 1C is a 25k AIC rated panel and ground fault circuit interrupting circuit breakers are only available with a maximum rating of 22k AIC. Please advise.

Answer 5: The intention is for the heat trace to be controlled by device with GFI protection.

Reference technical revision within Addendum 3 for additional information.

Question 6: Contract Line Item No. 5 is detailed on electrical sheet E4.0, but is not listed specification section 012700. Is the intent to include a 5th bid option, or shall the energy and power meter be included in bid option #1?

Answer 6: Bid items are correctly identified within section 012700 and do not include a Contract line item 5. Any scope of work indicated to be associated with options other than those listed shall be included within the base bid of the contract.

Question 7: Steel compression EMT fittings are listed in specification section 26 0533, will steel set screw EMT fittings be acceptable?

Answer 7: Steel set screw fittings will be acceptable. Reference Addendum 3 for technical revisions to the requirements of section 260533.

Question 8: The current feeder for panel BA is a 1‐1/4” conduit routed above the electrical/tel data room 004 gypsum board ceiling. Electrical sheet E4.0 note 11 requires the conduit to be upsized. Is the intent to demolition portions of the ceiling to facilitate the replacement of the conduit?

Answer 8: Yes, ceiling of room 004 will require selective demolition and patch and repair to accommodate required work. See detail 2/E2.0 for panel BA location and detail 12/E4.0 for new feeder sizing. General note has been added by Addendum 3 to sheet A0.02 for clarification that all work completed outside area 2, contractors shall carefully remove and replace finishes as required to facilitate concealed installations.

Question 9: Per specifications section 26 0519, a minimum of #10 AWG is required from the panelboard to the first outlet for runs of 50 feet or more. Is this required for circuits that will not have significant voltage drop without upsizing the wire, such as the stairwell lighting?

Answer 9: Per section 260519 provide #10 AWG from panelboard to first device for all runs of 50 feet of more.

Question 10: Temporarily relocating the existing electrical service to facilitate the construction of the new stairwell will require two power interruptions to the building for significant amounts of time. Once for the temporary installation, and once for the permanent installation. Will the phase 1 area of the building continue to be occupied during construction? How long of a power interruption in the occupied portion of the building is acceptable before temporary provisions need to be made?

Answer 10: Per section 010100 1.11 “Back‐up or alternate utility services shall be provided by the Contractor for service interruptions lasting more than 4 hours.” During periods when the building where the interruption will occur is not occupied the length of the shutdown may be extended with written approval of the Contracting Officer.

Question 11: In regards to the installation of the temporary linear heat detection system, is a single cable located in the hallway (within 25ft of building exterior) acceptable, or are we required to route cables through the guest rooms as well?

Answer 11: Temporary linear heat detection is required to be installed in all rooms served by existing fire suppression systems (including guest rooms and other areas of the work).

Reference notes on FA1.0 for additional information.

Question 12: Some of the existing guest rooms do not contain the bell service push buttons. What is required if there are insufficient existing bell service push buttons to be re‐ installed in the new guest rooms?

Answer 12: It has been identified during the design process that approximately 98 existing bell service buttons exist within the building. This number will satisfy all locations of push button reinstallation in new guest rooms. See electrical demolition plans for existing locations of bell service push buttons.

Question 13: Section 10 2800‐2.2E calls out a Kohler “Margaux” Double Towel Bar, but we cannot find these towel bars shown on the plans. Will these towel bars need to be provided, and if so, which restrooms would receive them?

Answer 13: No, this towel bar is not required within the construction. Reference Addendum 3 for technical revisions to section 102800.

Question 14: Will safety glazing (tempered glass) be required in windows near or adjacent to the bath tubs? Involves type F and type G windows in guest bathrooms.

Answer 14: Yes, safety glazing will be required per the requirements of IBC 2015 – 2406.5.

Reference Addendum 3 for additional window revisions included on revised sheets A9.15 – A9.19.

Question 15: Please see attached substitution request for 07 7200 Roof Hatches.

Answer 15: The prime contractor shall include with their proposal package a ‘Proposed Equals’ form for any substitution requests in accordance with provision 52.211‐6.

Question 16: Section 02 8300‐3.8D‐1D states that the exterior bare soil must have less than 1,200 ppm lead to pass the final clearance test. We would expect that the soils around the perimeter of the building have high levels of lead presently, due to 100+ years of water dripping off of the siding which is covered in LBP. Should a contractor expect to have to remove and replace this soil in order to pass the clearance test, or will the levels of lead present prior to beginning work be ignored for clearance purposes?

Answer 16: Contractor shall expect to remove and replace soils & revegetate in‐kind in order to pass the clearance testing indicated in section 028300.
