1. Do not scale drawings. Contractor(s) are to verify site dimensions and conditions prior to work.

2. Construction shall be in accordance with the requirements of the applicable codes including accessibility standards and the requirements of “Americans with Disabilities Act”, "Architectural Barriers Act Accessibility Standards" and "VA Barrier Free Design Standard"

3. Contractor(s) shall visit the site and correlate the requirements of the documents with the existing conditions.

4. Drawings are diagrammatic and since existing conditions, including areas above accessible ceilings may affect new work, the contractor shall coordinate and alter new work to properly fit the existing conditions. The work shall be performed at no extra cost. The contractor shall verify all conditions and dimensions at the job site prior to the start of construction. If discrepancies are found, the architect shall be notified for clarification before commencing with the work.

5. Details not shown are similar in character to those shown. When specific dimensions, details, or design intent cannot be determined, consult the COR before proceeding with the work.

6. Some masonry and lumber dimensions shown on the drawings are nominal dimensions. Contractor(s) shall coordinate actual dimensions with the job conditions.

Report all discrepancies to the COR.

7. Existing conditions shown on this drawing are not guaranteed to be complete. The contractor(s) shall field verify all existing conditions, dimensions, and materials required for the contracted work. Report all discrepancies to the COR prior to fabrication and erection.

8. The term ‘patch to match’ or ‘cutting and patching’ denotes that repair work is necessary to construct a floor, base, wainscot, wall or ceiling to match its adjacent surface, texture, material, finish and color of adjacent existing surfaces.

9. If materials suspected of containing hazardous materials are encountered, DO NOT DISTURB; immediately notify the COR and owner.

10. Where existing partitions or services have been removed, or new services penetrate existing surfaces, the openings shall be patched to match the existing surface finish, texture, and sheen.

11. Where new openings occur in structural bearing wall, contractor is responsible for temporary supports and/or shoring as required for installation of lintels.

12. Where existing doorways are to be filled in, contractor is responsible for field verifying wall widths.

13. The Contractor is responsible for installation of all access doors, access panels and frames, including, but not limited to those specific in the construction documents and furnished by other contractors. All access doors and panel locations to be coordinated and approved by the COR prior to installation. The Contractor is responsible for painting all access panels and access doors. Contractor is responsible for coordinating all paint colors with the COR prior to commencing with the work.

II. Dimensioning

1. Interior partitions are dimensioned to face of gypsum board exclusive of finish material, such as ceramic tile or wood paneling. The contractor shall coordinate finish dimensions with finish schedule when critical to the installation of millwork or equipment.

CONSTRUCTION DOCUMENT SET

1. Contractor shall inform COR immediately of any discrepancies in the existing rated wall construction and non-conforming penetrations.

2. Travel distances are from remote point to exit.

3. Interim Life Safety measures may be required. Coordinate interim Life Safety measures with VA COR.

4. Provide firestopping at all penetrations through new and existing fire/smoke rated barriers (walls and floors) to comply with required rating associated with new work. Provide firestopping around 4 penetrations less than 6 square inches, 4 penetrations between 16 and 36 square inches, and 4 penetrations between 36 and 64 square inches through existing fire/smoke rated barriers (walls and floors) to comply with required rating not associated with new work. Larger openings shall be brought to the immediate attention of the COR.

5. Contractor shall provide fire alarm devices in accordance with electrical drawings.

Fire Resistance Rating

1. Fire rating indicated on a wall shall mean the entire length and height of wall to be fire rated.

2. All piping, ducts, cabinets, etc. that penetrate walls shall be installed in a manner that will preserve the fire resistance rating of that wall.

3. Preserve all fire resistance ratings of existing walls, unless noted otherwise.
