The project encompasses selective demolition and renovation of interior spaces including kitchen facilities, with work scope defined across multiple construction divisions: general requirements, existing conditions, wood and composite materials, thermal and moisture protection, openings, finishes, furnishings, fire protection, plumbing, electrical systems, and electronic safety systems. The specifications detail requirements for plastic-laminate-faced architectural cabinets, joint sealants, aluminum-framed entrances, door hardware, glazing, and various finishing materials. A pre-bid meeting and site visit is scheduled for Thursday, July 30, 2026 at 10:00 am at North ARFF Station 2, 81 Clay Drive, Hebron, Kentucky 41048. The project will be constructed under a single prime contract using the Owner's Standard Construction Contract, with the contractor required to submit a comprehensive construction schedule within thirty days of Notice of Award.
The contractor shall obtain and pay for the local building permit and all other necessary permits and governmental fees required for project completion. Work is restricted to Monday through Saturday, 7:00 am to 5:00 pm, with owner occupancy of the site during the entire construction period requiring coordination to minimize conflicts with airfield operations. The contractor must establish and enforce a comprehensive Code of Conduct for all workers including requirements for appropriate attire, prohibition of smoking, alcohol, firearms, and profanity, and restrictions on fraternization with airport personnel. Environmental controls include strict dust control measures using concurrent water application at no additional cost to the owner, maintenance of 96-inch minimum headroom in occupied spaces, and protection of all interior spaces to remain dry throughout construction. One alternate bid (Alternate Bid No. 1) is included for paint drywall ceilings and replacement of lighting and suspended acoustical panel ceiling in three specified areas. Special warranties are provided: a two-year installer warranty and five-year manufacturer's warranty for joint sealants, and a ten-year special warranty for aluminum-framed entrances and storefronts covering structural failures, water penetration, and operational failures.
