QUESTION GOVERNMENT RESPONSE

4 Part 6 Attachment

A1

Sheet A102 Sheet A102 is the renovation plan which include the following rooms VIP 1, VIP 2 & New River. VIP 1 & VIP 2 will be separated from New River by accordion doors and a floor elevation change. The drawings and RFP make no indication that a floor elevation transition is to be provide between the VIP rooms and the New River room. Please update the drawings to either identify if ramps are intended or if the intent is to have a step.

A ramp must be provided for ADA. The DOR shall add the ramp to the drawings provided to the Government.

1 01 11 00 1.4 Request to remove requirement for subsurface exploration by GPR and other scanning equipment. This requirement is costly and not necessary due to limited utility sitework required for this project.

Contractor shall propose based on provided specifications.

5 01 14 00 1.3.2 Request expanded working hours from 0700-1700.

Working hours are expanded from 0700-1700.

29 Part 2 01 32 16

1.3.1 A procurement/equipment delivery

schedule is required 30 days after the construction schedule(paragraph 1.2) is approved, but it is likely this will happen before the design is completed on this project. Should this be tied into approval of the final design phase instead of after the initial construction schedule in paragraph 1.2?

Contractor shall propose based on provided specifications.

Part 6 Preliminary Plans

22Aug2019

(AS710)

Sheet T102 "General Notes for all buildings (Not Keyed in Plans)" - GN-C Windows - indicates all windows are to be removed and replaced. The Preliminary Plans 22Aug2019 do not clearly indicate total replacement of all windows.

Please clarify general note GN-C.

All interior and exterior windows are to be removed and replaced.

Pg 60 Part 3, Chapter 6

Section F2020 1.10

Has a mold report of the facilities already been conducted? If not, is one required as part of this project?

The mold report has not been conducted. The mold report is not required as part of the project.

M-101 Note 4 Note 4 on M-101 references the installation of a VAV air handler in the AS4000 mechanical room. The HVAC equipment schedule on M- 601 does not have a VAV AHU and terminal units scheduled for installation in the AS4000 mechanical room. The zoning plan on M-101 does not show any zone controls assigned to the mechanical room either. Please confirm that referencing a VAV AHU in note 4 was a typo.

Note 4 should not reference a VAV AHU. It was a typo. The air handling unit was relocated to the roof as RTU01. We did not schedule any terminal units. That will be the responsibility of the designer of record.

It is our understanding that both AS4000 and AS710 have undergone extensive renovations within the last five years. Please provide the available as-built site utility, architectural, interior, structural, fire suppression, plumbing, mechanical, electrical, and kitchen equipment drawings for both AS4000 & AS710.

All available as-builts will be provided for utility, architectural, interior, structural, fire suppression, plumbing, mechanical, electrical. There are no as-builts for kitchen equipment.

D30 HVAC System Description of Part 3 Statement of Work for AS710 asks for a new air cooled chiller and chilled water plant.

During our site visit, we established that AS710 facility is currently serviced by an air cooled chiller located at ground level with CHW lines run underground to the CHW pumps inside the AS710 mechanical room. Since demolition and as-built mechanical drawings have not been issued yet, please clarify if the aforementioned underground CHW lines can be reused as part of the mechanical renovation Scope of Work or they need to be removed and replaced with new?

Underground CHW lines shall be removed and replaced with new.

Per D4020 Fire Sprinkler System of Part 3, please clarify if the Statement of Work intent is to demolish existing fire sprinkler system and replace with new for both AS4000 and AS710?

The work on the fire sprinkler systems is limited to that which is required to accommodate other portions of this project. This includes moving piping to avoid conflicts, adjusting horizontal and vertical location of heads to fit new ceilings, and replacement of heads and escutcheons in areas receiving new ceilings.

Room data sheet for the reacquetball court says to match existing floor finish. Please provide data on existing floor finishes.

The racquetball court flooring is not to be replaced. The existing racquetball court floors shall be cleaned, sealed with clear high impact coating, finished, and re-painted with new racquetball game lines.

The RFP indicates new Modified Bituminous Membrane roofs for building AS710 & AS4000, but does not have a requirement for fall protection. Part 5 includes a design requirement for fall protection on Standing Seam Metal Roofs. Is fall protection required for the Modified Bituminous Membrane roofs?

The Contractor shall follow OSHA standards for fall protection during construction and for design of Modified Bituminous Membrane roofs for buildings AS710 & AS4000.

B. The following provides a correction to the Government’s previously provided preaward inquiry response:

Page Section Para.

QUESTION GOVERNMENT RESPONSE

4 Part 3 4 - A In Part 3, RFP is calling to demolish all interior plumbing, electrical and mechanical components for AS710 and AS4000. Per the demo notes in Attachment A1, no demo work is required in toilet, shower, and office area. Please clarify the scope and confirm if all the interior plumbing, electrical and mechanical components needs to be replaced those areas. Does the scope include demolish all pipes, conduits and duck work in those area?

For AS710, demolish and replace all pipes, conduit, duct work, electrical, and mechanical. For AS4000, the existing walls, floors, and plumbing fixtures shall remain in the locker rooms/shower rooms/heads.

Demolish and replace all mechanical and electrical components in these areas and throughout building.
