About this file
This is a Statement of Work for the installation of a ductless split heating and cooling system at the Newark Air Traffic Control Tower (EWR ATCT) facility operated by the Federal Aviation Administration's Eastern Service Area in Burlington, Massachusetts. The project is located at Room 141A of the FAA ATCT base building in Newark, New Jersey.
The scope of work encompasses a complete ductless mini-split system installation consisting of one 6-ton exterior heat pump unit anchored to the exterior concrete wall and three interior wall-mounted units. The contractor must provide all labor, materials, equipment, and supervision required for mechanical installation, including refrigerant and drain piping, wall waterproofing, and system testing and charging. Electrical work includes installation of a new dedicated 208V, 3-phase power circuit, a NEMA 4X, 60A non-fused stainless steel disconnect at the outdoor unit, and all associated conduit and wiring through concrete wall and roof deck penetrations with proper roof flashing. The contractor must integrate the mini-split system into the existing FAA Schneider Electric EcoStruxure DDC control system via BACnet, install an IP-IO module at VAV-17, submit control documentation for approval, program unit setpoints, and support full system commissioning. Structural and interior work includes concrete core penetrations, support framing and steel plates for all units, pipe and conduit supports, wall restoration, and painting. The contractor bears responsibility for coordinating all trades, maintaining roof warranty compliance through the Carlisle Roof installer, and validating system operation upon completion.
