STATEMENT OF WORK

REQUEST FOR PROPOSAL

November 2017

a. Material and labor costs are unimportant and are not required but quantities must reflect the requirements for your project design.

b. Assume the site visit was XX Jan 18. Include hypothetical dates for schedules, submittals and reports based on the site visit. Assume weather will permit construction to continue without delays. Normal (standard) work hours are 0700 to 1600.

1. STATEMENT OF WORK:

The 49th Wing, Holloman AFB, NM, requests a proposal for work to be accomplished at the Fire Training Classroom, Bldg. 9999. The work to be accomplished includes but is NOT LIMITED to the following: All plant, labor, equipment, materials and incidentals shall be furnished by the contractor. All work must be in accordance with applicable codes and construction practices. All work must MEET or EXCEED acceptable standards of the applicable building trades. Contractor shall thoroughly review the project for constructability and advice and correct, as well as recommend improvements to the design prior to Task Order negotiation. Provide standard foundations; slabs on grade; pre-engineered building construction; metal exterior walls;

exterior windows; exterior doors; roof coverings; interior partitions; interior doors; interior specialties; interior wall finishes; interior floor finishes; interior ceiling finishes; plumbing fixtures; domestic water distribution; sanitary waste systems; heat pumps; heat distribution systems; HVAC controls and instrumentation; HVAC systems testing, adjusting and balancing; electrical service and distribution; lighting and branch wiring;

communication and fire detection systems; site clearing; site earthwork; pedestrian paving; site development; site water supply and distribution systems; site sanitary sewer systems; site electrical distribution; site lighting systems; and site communication systems. MAKE ASSUMPTIONS AS NECESSARY! Document any assumptions made. This project is for evaluation purposes only and under no circumstances is this to be considered a bonafide contract.

2. PURPOSE OF THE DOCUMENT:

This SOW serves as a tool for recording customer requirements. The SOW is the written document that enables the technical inspector and contracting officer to ensure that customer requirements are met and is the basis for evaluating the project design before construction begins. The overall objective is to establish a plan of action for defining and achieving desired results and goals.

3. REQUIREMENTS:

The contractor shall accomplish the following:

Site Clearing

• Clear building site.

Site Earthwork

• Accomplish site earthwork for :

• Building

• Stoops

• Sidewalk(s)

• Water supply system distribution (assume water line 50 feet from building)

• Sanitary sewer system (assume sewer line 50 feet from building)

• Primary and secondary electrical distribution (assume primary electrical line

50 feet from building)

• Communications system

• Site lighting system

Site Underground Water Supply Systems

• Install a water line.

Site Underground Sanitary Sewer Systems

• Install a sanitary sewer line.

Site Underground Primary Electrical Distribution System

• Install cable.

• Install conduit and concrete encasement for ductbank.

Site Underground Secondary Electrical Distribution System

• Install a transformer.

• Install conduit and conductors.

Site Underground Communication Systems

• Install 2 each 4” PVC conduit. Run from mechanical room to 10’ outside building foot print.

Pedestrian Paving

• Fabricate a standard 4’ wide concrete sidewalk as required from training area parking lot to main entrance.

• Presume a 4” gravel base and 4” concrete.

Site Lighting Systems

• Install area lighting as required to achieve adequate illumination levels for activities during non-daylight hours on sidewalk(s).

• Include underground electric conductors as required.

Standard Foundations

• Integrate a continuous footing wall foundation and spread footings where required

• Size for superstructure load and sandy soil conditions.

Slabs on Grade

• Construct a 40’ x 50’ reinforced concrete slab on grade for an approximate 2000

SF building footprint.

• Design for superstructure load and soil conditions.

• Construct 6’ x 6’ x 4” concrete stoops at each exterior door.

• Fabricate 4” thick mechanical equipment pad(s) for exterior HVAC units and transformer with a 4” gravel base.

Building Construction

• Utilize a 40 foot by 50 foot by 12 foot eave height pre-engineered building.

• Include gutters and downspouts.

• Insulate roof construction with vinyl back insulation.

• Composite roof system net insulation to be R-30.

Exterior Walls

• Standard metal siding.

• Eave height to be approximately 12’ above finished floor.

• Color to be Sahara Tan with Coco Brown trim.

• Furr out interior face of exterior walls with 3 5/8” steel studs (25 gauge).

• Insulate exterior walls with R-11 batt insulation.

• Install, tape, finish, texture and paint a 5/8” gypsum board interior skin.

Exterior Windows

• Install bronze anodized aluminum frame double hung type windows (double glazed) as required by the building’s design and Force Protection standards.

Exterior Doors

• Install a 3’0” X 7’0” bronze anodized aluminum and tinted glass door at the main entrance.

• Install a 3’0” X 7’0” hollow metal door at the service entrance and at mechanical room

Interior Partitions

• Erect steel stud (2 X 4) partitions as required by the building’s plan.

• Finish interior partitions with 5/8” gypsum board (taped, finished and textured).

• Include batt insulation for any sound-rated partitions.

Interior Doors

• Install 3’0” X 7’0” solid wood core, 5-ply, birch face, clear finish doors as required by the building’s interior plan.

• Include necessary hardware such as frames, hinges, locksets, doorstops and closers.

Interior Specialties

• Install standard toilet accessories in both restrooms.

• Install grab bars, soap dispensers, toilet tissue dispensers, and towel dispensers, etc.

• Install painted metal floor mounted toilet partitions.

• Situate prefinished vanity base in each bathroom. (2 Total)

• Install wall mirrors in both restrooms.

• Install 2 each fire extinguisher cabinets.

• Situate prefinished base and wall cabinets in break area.

• Include solid plastic countertop with backsplash.

Interior Wall Finishes

Prime and paint (2 coats) interior partitions.

Interior Floor Finishes

• Finish floors in all areas (restrooms and mechanical room) with 12” X 12” vinyl composition tile (1/8” thick) and 4” vinyl cove base.

• Finish restroom floors with 2” X 2” thin set ceramic tile.

• Include thin set ceramic tile cove base.

• Mechanical room will be exposed concrete.

Interior Ceiling Finishes

• Install a 2’ X 2’ suspended acoustic reveal edge tile ceiling in all areas (except store room and mechanical room).

• Install a 5/8” gypsum wallboard (taped, finished, textured and painted) ceiling in store room, and mechanical room.

Plumbing Fixtures

• Situate floor mounted flush valve water closets in both restrooms (3 total).

• Situate one in men’s room.

• Situate two in women’s room.

• Situate 1 each wall-hung, vitreous china urinal in men’s restroom.

• Situate 1 each vanity top, single bowl lavatory (cultured marble, 19” X 17”) in both restrooms (2 total).

• Situate 1 each stainless steel single bowl sink in break area base cabinet.

• Situate 1 each wall mounted electric water cooler in breakroom area.

Domestic Water Distribution

• Install copper pipe and fittings as required by plumbing fixtures.

• Install valves as required by plumbing fixtures.

• Situate 1 each 40-gallon water heater.

Sanitary Waste Systems

• Install PVC waste and vent pipe and fittings as required by plumbing fixtures.

Heat Pumps

• Furnish building with a split system.

• System shall have a reciprocating compressor.

• System shall be air cooled and direct expansion.

• Systems to be designed using 105-degree condensing temperatures.

• Furnish auxiliary heat for low ambient conditions.

• Installation clearances will be to manufacturer’s specifications.

Heat Distribution Systems

• Position exhaust ventilation systems in both restrooms.

• Install galvanized steel ductwork sized for .05” static pressure per 100 feet of duct .

• Install supply diffusers and return grilles as required for efficient air distribution.

• Install galvanized steel ductwork.

• Ducting sized for .1” static pressure per 100 feet of supply air duct.

• Ducting sized for .05” static pressure per 100 feet of return air duct.

• Insulate ductwork.

• System to be designed using fresh air make-up requirements.

• Install fire/smoke dampers as required.

HVAC Controls and Instrumentation

• Install controls as required by HVAC system.

HVAC Systems Testing, Adjusting and Balancing

• Test and balance HVAC system.

Electrical Service and Distribution

• Install 1 each panel board.

Lighting and Branch Wiring

• Receptacles:

• Install 20 amp receptacles in accordance with the building’s plan.

• Include conduit and wiring.

• Lighting

• Install 2’ X 4’ lay-in fluorescent (T-8) light fixtures as required to achieve general office lighting levels in all areas with suspended ceilings.

• Install 2’ X 4’ surface mounted fluorescent (T-8) light fixtures in mechanical and store room.

• Install exterior lighting at each exterior door.

• Provide switching for lighting.

• Include conduit and wiring.

Fire Alarm Systems

• Furnish building with a fire alarm/detection system. Alarm activation will be transmitted by radio to Fire Station.

• Include duct smoke detector(s) as required.

• Fire alarm panel shall be notifier addressable (or equal).

• Fire alarm system shall be tested prior to acceptance by government.

Communication Systems

• Situate telephone outlets as required.

• Install 4’ X 4’ 5/8” plywood telephone backboard in mechanical room.

• Install 2 each cat 5, 24-gauge communication cable from telephone backboard to each telephone outlet location.

• Situate computer outlets boxes as required (at least one per office/reception wall).

• Install 4’ X 4’ 5/8” plywood network cabling backboard in mechanical room.

• Run conduit from above the ceiling to each computer outlet box with blank cover for box and pull string.

Miscellaneous

Presume an 8’ floor to ceiling height.

Presume an approximate 2000 SF building footprint.

Comply with ADA requirements for interior and exterior of building.

Adjust room sizes as required to meet ADA requirements.
