About this file

This is a Statement of Work (SOW) for a mechanical system replacement task under the Facility Enhancement & Maintenance IDIQ (FEM) contract vehicle.

The work involves the replacement of one hydronic Air Handling Unit (AHU-1, designated "Rookies") located in the attic of Building 325 at Joint Base Charleston, South Carolina (100 Hill Blvd.). The project is scheduled for November 2026. The contractor must provide all labor, materials, equipment, tools, transportation, and storage necessary to complete the work. The demolition phase requires removal of the existing AHU-1 including all associated hydronic piping back to isolation valves, control valves, dampers, actuators, and AHU controls. The new work phase specifies installation of a replacement AHU with the following performance specifications: 3,300 CFM supply capacity, 2,150 CFM outside air capacity, 230,400 BTUH cooling capacity, and 113,700 BTUH heating capacity. The new AHU must include a native BACnet controller integrated with the existing Building Management System, a Variable Frequency Drive (VFD) with direct drive fan assembly rated at maximum 60Hz, chilled water specifications of 45°F entering water temperature with 10°F temperature differential, hot water specifications of 140°F entering water temperature with 20°F temperature differential, and 460V/3-phase electrical service. The GPM valve requirement is 46.2.
