The drawings and specifications do not provide enough information on the materials required for the floor tile in the break rooms and carpet tile in room 112. Is there a specification for the material?
Carpet tile shall be new to match existing. It shall also be tufted and manufactured in one dye lot. Floor tile shall be 12x12 porcelain tile of sufficient quality for the administrative function of the building.

The offices requested at the south end of building
375 CON/LGCB, do these offices start in the south end of room 108 to incorporate the office’s requested below? Or do we use the existing offices 101,102,103,104 & 105 has part of the required office’s needed?

The offices requested at the south end of the building are within Room 104. Per OPTION 2 in the SOW, “Contractor shall replace/dispose existing cubicle partitions and replace with floor to ceiling wall partitions in Room 104 and the cubicle space east of Room 102.”

UPDATED RESPONSE: Previous response to question 2 is invalid.
Please see revised sow and applicable attachments. OPTION 2 has been removed from the SOW and additional requirements have been added to the Base Proposal. Rooms
101 & 102 are the suggested location of a new conference room, Room 103 & 113 cannot be moved, Room 105 & 106 are restrroms, 107 is the kitchen, the east end of room 104 is the suggested location of a new break room. See
Attachment 19.

(8) individual office for each team member?
Or an office that holds (8) personal with work stations?

Please clarify the question and where the RFP states ‘Team One, Team Two, etc.’

UPDATED RESPONSE: Previous response to question 3 is invalid.
The SOW and Instructions to Offerors have been revised to clarify the requirements for teams One, Two, Three, and Four. The teams will not be in a walled office, they require individual workstations based on the number of team members on each team.

2.b.(7)(e) and bid options 2 and 3 both dealing with office/systems furniture, clarifications sought as follows:
Is the scope on furniture for the base bid just to remove and replace existing furniture in existing layout to accommodate mechanical demolition and all new work?
Correct, the base bid will only involve move the furniture to accommodate construction and reconfigure the furniture to its original state upon completion.

The SOW has been updated to clarify this issue. The base proposal includes the removal and disposal of existing furniture in the South end of the building (CPO, see attachment 23) and the storage of existing furniture in the
North end of the building (CONS, see attachment 22). The CONS furniture is to be reconfigured in the South end of the building
(to include power and communication to and through the furniture) and the North half of the building will be unfurnished in accordance with the base proposal.

See attachments 21, 22, and 23. Furthermore, the existing CONS systems furniture is also defined in the SOW, paragraph 2.b.(7)(e). The flight chief’s office is furnished, but is not systems furniture.

The south half of the facility (the southern portion of Room 108 and beyond to the south).

The south half of the facility (the southern portion of Room 108 and beyond to the south).
The base proposal and bid option 2 both cover the same reconfigured area for 375 CONS.
The base proposal requires the contractor to move existing 375 CONS furniture from the north side of the building to the south side of the building. Bid Option 2 requires new furniture to be purchased and installed in the reconfigured area for 375 CONS (south side) and the existing furniture 375 CONS furniture would be configured to maximize administrative space in the North half of the building.

Please confirm discussion at site visit regarding limits of design. The drawings provided are a complete HVAC design for the building as a whole. Is the only remaining HVAC design work in reference to areas were walls are extended up or room sizes are changed? Will a mechanical engineer be required to stamp the drawings?
Correct, minimal design is required for where walls will be extended to de-conflict any diffuser/return issues. Altering of the stamped mechanical drawings may require a new stamp.

Reference is made to SOW paragraph 2.b.(7)(e) directing contractor to provide a furniture design package. The paragraph goes on to require supply and installation of furniture as part of a bid option. Is the development of the furniture design package part of the base bid or the option?

The SOW has been updated to clarify this issue. A design package is required for both the base proposal and bid option 2. The base proposal design package requires the contractor to use existing furniture. The option three design package requires the contractor to develop a design using new furniture.

Yes, if relocated, furniture will be required to be returned to its existing state with operational comm/electrical.

The contractor will be responsible for electrical and communication for systems furniture from the furniture to the zone boxes. The base proposal requires the existing 375 CONS furniture in the North half of the building to be moved to the reconfigured space in the south half of the building.

“Bid shall include replacing 50 feet of main drain line . . .” Please clarify if the 50 of line is interior or exterior to the building.
Drain line is the main waste line which exists the facility from the branches of each fixture.

“Thermal Resistance Value(s) (R-Values) states…”The R-Value must be as indicated on drawings. The R-value must be the value the product achieves after settlement.” Our question:
What is the R-Value you wish to achieve? We have looked at the drawings and find a place for
4” of insulation and 3” of insulation but cannot find any indication of an R-Value.
