3.4 EXAMINATION

3.4.1 Verify that systems are complete and operable before commencing work. Ensure the following conditions:

3.4.1.1 Systems are started and operating in a safe and normal condition.

3.4.1.2 Temperature control systems are installed complete and operable.

3.4.1.3 Proper thermal overload protection is in place for electrical equipment.

3.4.1.4 Final filters are clean and in place. If required, install temporary media in addition to final filters.

3.4.1.5 Duct systems are clean of debris.

3.4.1.6 Fans are rotating correctly.

3.4.1.7 Air coil fins are cleaned and combed.

3.4.1.8 Access doors are closed and duct end caps are in place.

3.4.1.9 Air outlets are installed and connected.

3.4.1.10Duct system leakage is minimized.

3.4.1.11Hydronic systems are flushed, filled, and vented.

3.4.1.12Pumps are rotating correctly.

3.4.1.13Service and balance valves are open.

3.4.2 Submit field reports. Report defects and deficiencies noted during performance of services which prevent system balance.

3.4.3 Beginning of work means acceptance of existing conditions.

3.5 PREPARATION

3.5.1 Hold a pre-balancing meeting at least one week prior to starting TAB work.

3.5.1.1 Require attendance by all installers whose work will be tested, adjusted, or balanced.

3.6 INSTALLATION TOLERANCES

3.6.1 Air Moving Systems: Adjust to within plus or minus 5 percent of design for supply systems and plus or minus 10 percent of design for return and exhaust systems.

3.6.2 Outside Air Inlets: Adjust total to minimum air flow indicated on equipment schedule. (only required for media and room 19, and outside air quantities to mini-split units in Administrative area).

3.6.3 Hydronic Systems: Adjust to within plus or minus 10 percent of design.

3.7 RECORDING AND ADJUSTING

3.7.1 Field Logs: Maintain written logs including:

3.7.1.1 Running log of events and issues.

3.7.1.2 Discrepancies, deficient or uncompleted work by others.

3.7.1.3 Contract interpretation requests.

3.7.1.4 Lists of completed tests.

3.7.2 Ensure recorded data represents actual measured or observed conditions.

3.7.3 Permanently mark settings of valves, dampers, and other adjustment devices allowing settings to be restored. Set and lock memory stops.

3.7.4 After adjustment, take measurements to verify balance has not been disrupted or that such disruption has been rectified.

FILE 472-22397.MNB, 472-22350.MNB 23 05 93 - 3

3.7.5 Leave systems in proper working order, replacing belt guards, closing access doors, closing doors to electrical switch boxes, and restoring thermostats to specified settings.

3.8 AIR SYSTEM PROCEDURE

3.8.1 Adjust air handling and distribution systems to provide required or design supply, return, and exhaust air quantities.

3.8.2 Make air quantity measurements in ducts by Pitot tube traverse of entire cross sectional area of duct.

3.8.3 Measure air quantities at air inlets and outlets.

3.8.4 Adjust distribution system to obtain uniform space temperatures free from objectionable drafts and noise.

3.8.5 Use volume control devices to regulate air quantities only to extend that adjustments do not create objectionable air motion or sound levels. Effect volume control by duct internal devices such as dampers and splitters.

3.8.6 Vary total system air quantities by adjustment of fan speeds. Provide drive changes required. Vary branch air quantities by damper regulation.

3.8.7 Provide system schematic with required and actual air quantities recorded at each outlet or inlet.

3.8.8 Measure static air pressure conditions on air supply units, including filter and coil pressure drops, and total pressure across the fan. Make allowances for 50 percent loading of filters.

3.8.9 Adjust outside air automatic dampers, outside air, return air, and exhaust dampers for design conditions.

3.8.10 Measure temperature conditions across outside air, return air, and exhaust dampers to check leakage.

3.9 WATER SYSTEM PROCEDURE

3.9.1 Adjust water systems to provide required or design quantities. Prior to TAB work, test for flow at all terminal units and set all pumps to lowest bhp thru VFD as necessary to achieve required flow. Once flow is obtained at all terminal devices, re-balance system.

3.9.2 Use calibrated Venturi tubes, orifices, or other metered fittings and pressure gauges to determine flow rates for system balance. Where flow metering devices are not installed, base flow balance on temperature difference across various heat transfer elements in the system.

3.9.3 Adjust systems to provide specified pressure drops and flows through heat transfer elements prior to thermal testing. Perform balancing by measurement of

FILE 472-22397.MNB, 472-22350.MNB 23 05 93 - 4

temperature differential in conjunction with air balancing.

3.9.4 Effect system balance with automatic control valves fully open to heat transfer elements.

3.9.5 Effect adjustment of water distribution systems by means of balancing cocks, valves, and fittings. Do not use service or shut-off valves for balancing unless indexed for balance point.

3.9.6 Where available pump capacity is less than total flow requirements or individual system parts, full flow in one part may be simulated by temporary restriction of flow to other parts.
