Answer: Subcontractors performing major features of the work.
o. Question: The first page of the solicitation says that a bid bond is required. Would it be acceptable to include the bid bond at the end of the Business Proposal?
Answer: Yes, tabbed as Bonds.
p. Question: Page 46 of 52 (4.a) says that we need to provide 1 copy of the completed, signed offer (Sections A through K of the solicitation package). Would it be acceptable to include Sections A through K in the Cost Proposal before Attachment 9 – Bridger-Teton SO/Ranger District Office Building?
Answer: Yes.
q. Question: Page 50 of 52 of the solicitation says that we need to provide within our Cost Proposal “Section B – Schedule of Items and Bridger-Teton NF Supervisor’s/Jackson Ranger District Office Construction Project Cost Estimate Breakdown (Attachment 9)”. Does this mean that Section B does NOT need to be included again in Sections A through K (required on page 46 of 52)?
Answer: Include Section B in Sections A through K within the Cost Proposal.
r. Question: Page 17 of 52 states that, "The site superintendent shall be responsible for on-site Quality Control." If the site superintendent is responsible for on-site QC, do we need to provide a QC Officer? If so, what is the role of the QC Officer.
Answer: Our intention is for the contractor to provide a person whose sole purpose is the supervision of Quality. Please refer to Section 014130.1.3.B:
1. The Contractor's Quality Control Supervisor’s SOLE duty shall be quality control. This person may NOT perform other duties on the project except those duties listed and related to this specification section.
2. The Contractor's designated Quality Control Supervisor or their alternate shall be on the project site whenever contract work is in progress.
3. The Contractor's supervisory staff may be used to assist the Quality Control Supervisor, supplemented as necessary by additional certified testing technicians.
s. Question: Please consider the attached approval request for Lincoln Wood Windows for the Bridger-Teton NF Supervisor’s/Jackson Ranger District Office Construction Project.
Answer: The Specification Sections 085200, Aluminum Clad Wood Windows and 088000, Glazing allow products meeting the technical requirements listed are allowed.
A. Aluminum-Clad Wood Windows:
a. Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include, but are not limited to the following:
1) Hurd Windows and Doors.
2) Marvin Windows and Doors.
3) Sierra Pacific Windows; Sierra Pacific Industries.
4) Kolbe Windows and Doors.
We don’t not recommend or allow particular products before reviewing submittals after award.
t. Question: According to the Contract Documents, Section 316613 Ground Improvement Section that the Owner’s intent is to have the Contractor install Stone or aggregate columns using rammed or vibratory methods. Please clarify if that is just for the footings, or for the footing and slabs. Soils report discusses recommendations for Interior slabs on Grade of removing 1.75’ of existing fill material and installing geotex grid and Structural Fill as support for the slabs.
Answer: Stone columns are to be designed and installed under all bearing walls/ footing on exterior walls and interior walls. There are also improvements such as the radio tower which require ground improvement. The design should be stamped and submitted for approval as required by Specification 316613. The slab preparation is as shown in the sections and details and include the over excavation and fill described in the geotechnical report.
u. Question: Section 316613 states Ground Improvement columns should be installed to the Elevation 6194 to 6199.00 It is not identified what elevation the Soils Borings were measured from but assuming the existing grade is approximately 6195, then the aggregate columns would only be 6’-10’ in depth. The Soils borings indicate the gravelly layer we should be designing the columns too are approximately 17’ to 23.5’ below existing grade. Also it appears the groundwater elevation table on page 4 of the report is in error if the Finish Floor Elevation of 6205.50’ is correct. Please clarify the intent and depth of the Stone column piers and correct the Elevations accordingly.
Answer: The Geotech report assumed a site elevation of approximately 6219, the site was designed based on a surface elevation of approximately 6204. The elevations in Section 316613 should be adjusted and lowered approximately 15 ft., which places the bottom of the rock columns near elevation 6179, and about 20 ft. deep below the ground surface. The Rock columns require a design professional to determine depths, spacing etc. to achieve design parameters noted in the specs.
v. Question: The Soils Report recommends structural footing preparation per a foundation detail in the appendix, utilizing 2.5’ of structural fill and 3 layers of Geogrid and Fill at 10” each. This recommendation would appear to be if a vibratory Stone column pier is not used. Please clarify.
Answer: The foundation preparation noted above is for a single story structure. For this facility Stone columns are to be designed and installed under all bearing walls/ footing on exterior walls and interior walls. There are also improvements such as the radio tower which require http://www.specagent.com/Lookup?ulid=51 http://www.specagent.com/Lookup?uid=123457007806 http://www.specagent.com/Lookup?uid=123457007815 http://www.specagent.com/Lookup?uid=123457007809 ground improvement. The design should be stamped and submitted for approval as required by Specification 316613. The slab preparation is as shown in the sections and details and include the over excavation and fill described in the geotechnical report.
w. Question: Substantial Dewatering appears to be required to protect the structural installations and trenching throughout the site. Assuming sediment settling tanks are utilized and clean water is discharged; please advise if we discharge into the Storm Drain system or if other suitable locations are required.
Answer: The Town of Jackson has indicated approval for using Cache Creek for construction de-watering is a possibility. Approval will be dependent on current water flows in Cache Creek and sediment loads. Contractors should contact the Town directly after award to coordinate.
x. Question: Drawing #3 of the Soils Recommendations shows the minimum grade slope away from the building at 5% for 10’. Given the Elevations surrounding the building and proposed curb heights, that 5% will be able to be maintained. Please clarify if less than 5’ is acceptable. There will be approximately .2’ of slope away from the building to curb heights once finishs to the building are applied and landscape and hardscape are installed.
Answer: The finished floor of the building will be raised to be 6206.00, and (7) 12”x12” NDS catch basins (part 1204) with 12”x12” grate cover sand color (part 1212S) connected with 3” HDPE corrugated piping, and tie into the footing drain outlet on the north side of the building. Each catch basin will have a 12” wide apron of 2”-3” minus cobbles placed around.
y. Question: C2 Demolition Plan Note 19 points to two tree’s to be salvaged. They appear to however be in the new Parking Lot. Please clarify which tree’s you would expect to salvage so the Scope of Demolition can be obtained.
Answer: The intent of the term “salvage” means that we expect the contractor to cut down two evergreens (which are marked on the plans), cut them into 10’ pieces, de-limb them and move them to the Forest service property to the east. They will be used to make furniture for the new building by the Carpenter’s shop (by the Forest Service) at a later date.
z. Question: On Page A401 #2, 3, 6, 7 showing Quartz on the reception desk. In the finish schedule I'm only showing Solid Surface and Laminate. Can you clarify?
Answer: Quartz is required for the reception desk top only as shown in the drawings. Provide and install “Ceasarstone Quartz Surfacing” , Dupont Zodiaq, or approved equal. The material shall be 93% crushed quartz aggregate combined with resins and pigments fabricated into slabs. Provide ¾” thick quartz surface. Provide colors from the Classico collection, of medium tone, as selected by the COR.
aa. Question: We would appreciate our consideration of VIPER VAPORCECK II as an “equal or better” under-slab vapor barrier to what is currently specified for the project referenced above.
Answer: The specification Section 033000.2.6.A allows the product named or other products meeting the technical requirements listed. The Forest Service does not issue approval of products until the contract has been awarded and submittal can be reviewed.
bb. Question: I am submitting this information for consideration in Division 04 of the Bridger Teton
National Forest Supervisors Office project specifications. CavClear® products offer full-height airspace maintenance.
Answer: We don’t require mortar dropping collection devices for this contract. We have a very small amount of cultured stone on a sign base for the project, but there is no cultured stone on the building. There is no need for the product submitted.
cc. Question: Wall type 3.3 ,3.4 on page A601 is requiring resilient isolation clips There are quite a few different types of isolation clips and there is usually a hat channel metal that attaches to them. Please specify a manufacturer and number.
Answer: Please provide and install resilient isolation clips such as RSIC-1 steel and rubber isolation clip by Acoustical Surfaces Inc. or comparable equal. The clip shall be installed not more than 48” OC on hat channel. Install clips as directed by the manufacturer’s details.
2. Below are the Questions and Answers from the Pre-bid Conference for Bridger-Teton National Forest Supervisor’s and Jackson Ranger District Office Project held on May 7, 2015.
a. Question: Can the bidding Process be accelerated so we can start the construction earlier?
Answer: The project schedule is subject to funds availability and the review and approval periods typical for Government projects. We are working hard to award, but cannot promise delays will not occur. We are aware of the difficulties associated with winter construction and won’t pursue the notice to proceed if it looks like we are extending too far into the summer/ fall months. For purposes of the RFP, and the schedule required as part of your proposal, assume the 1 August date for starting will be achieved.
b. Question: Will contractors need to secure a building permit and receive inspections with the
Town of Jackson?
Answer: A building permit is not required because the project is occurring on Federal Property. The Forest Service conducts our own inspections for construction projects. The local authority is aware and has seen the building plans. Other permits for connections to utilities, cache creek coordination, road work and other items specifically mentioned in the plans and specifications that require coordination or payment of fees are still required.
c. Question: Can the Job Foreman on the site also service as the Quality Control Supervisor on the project?
Answer: No. The requirement noted in Section 014130.1.3.B, the Quality Control Supervisor’s sole responsibility must be quality control.
• The Contractor's Quality Control Supervisor’s SOLE duty shall be quality control. This person may NOT perform other duties on the project except those duties listed and related to this specification section.
• The Contractor's designated Quality Control Supervisor or their alternate shall be on the project site whenever contract work is in progress.
• The Contractor's supervisory staff may be used to assist the Quality Control Supervisor, supplemented as necessary by additional certified testing technicians.
d. Question: Can the Job Foreman serve as the safety officer on the project?
Answer: Yes, the Construction Foreman may serve as the Safety Officer, if the Contractor prefers. Other arrangements are feasible at the discretion of the Contractor.
e. Question: Does the Radio Tower require foundation preparation with rock columns?
Answer: Yes, the radio tower foundation also should be engineered and have rock columns installed as needed to support loads.
f. Question: As we look around the site, we see a number of monitoring wells. Are these still used and do they need to be maintained?
Answer: The existing monitoring wells are no longer used and do not need to be maintained.
They should be removed to 5’ below grade.
g. Question: Will the final terminations for telecommunications be done by the Forest Service or the contractor?
Answer: As discussed and noted in the plans and specs, the final terminations for the telecommunications are the responsibility of the Forest Service. The contractor shall provide relocation of fiber optic lines per plans.
h. Question: Does the Forest service have a design document showing the location and configuration of the existing concrete piles for the Supervisor’s Office? Can those piles be reused?
Answer: See attached drawings for locations and details for existing piles. The rock column design should consider the location of the piles and plan for them. (See Attachment 1)
i. Question: Is the existing geothermal well grouted?
Answer: Yes, the existing well has been grouted and a thermal conductivity test was conducted. The results were included with the solicitation in the informational documents found on www.fbo.gov. Also please be aware that this well will be used in the final geothermal well circuit.
j. Question: One of the geothermal wells looks like it is in the retention pond. Will this change in elevation for the piping cause any problems? Do we need to make any notes about the connection to the well being lower without adverse effects?
Answer: The well heads are far enough below the surface grade, the difference will not be a http://www.fbo.gov/ problem.
k. Question: The site plans refer to “Phase I” and “Phase II”. Do contractors need to concern themselves with this terminology?
Answer: The long term plans for the site were shown on the Civil Plans, but this project/ contract only involves the work shown in “Phase I” and included the work clearly denoted on the plans. Phase II is not a part of this contract.
l. Question: It appears from the Geotechnical Report that the site is very wet. If we conduct the proper work to settle sedimentation, can we return the ground water to the Cache Creek drainage?
Answer: The Town of Jackson has indicated approval for using Cache Creek for construction de-watering is a possibility. Approval will be dependent on current water flows in Cache Creek and sediment loads. Contractors should contact the Town directly after award to coordinate.
m. Question: Will the Forest Service consider an alternative vapor barrier product?
Answer: Specification Section 033000.2.6.A addresses products for vapor retarders under slabs. The language is as follows:
Plastic Vapor Retarder: ASTM E 1745, Class C, or polyethylene sheet, ASTM D 4397, not less than 10 mils (0.25 mm) thick. Include manufacturer's recommended adhesive or pressure-sensitive joint tape.
The specification allows the product named or other products meeting the technical requirements listed. The Forest Service does not issue approval of products until the contract has been awarded and submittals can be reviewed.
n. Question: Has the local Fire Department been involved in the Design and will they be involved in the inspection of the Fire Sprinkler and Alarm Systems?
Answer: The local Fire Department has been involved in the planning of the documents, but the Forest Service is a Federal Agency, so the final approval lies with us. We may have the local authority participate in the final review of sprinkler and fire alarm systems.
o. Question: Where does the other fiber optic line go on the north side of the supervisor’s office? Will there really be enough line to stretch to the new temporary building location?
Answer: From the clarification in meeting notes: The two north fiber optic cables may not be used anymore after the contract. New information is that one set feeds the visitor center to the north of the existing building which is being removed. The other may have fed a removed building that was just due east of the visitor center, but it may also have fed the existing District Office. If the contractor discovers it fed the removed building, then both cables shall be demo’d and the conduit sleeve for these exiting to the north of the building, shall be removed from the contract. If this second cable feeds the district office, it shall remain active and be routed temporarily and permanently according to the contract. The end point of the sleeve for this one cable may vary to accommodate a more direct route for the cable to travel into the telecommunications room.
p. Question: When reviewing Spec Section 035400 for the gypcrete underlayment on the second floor it’s clear that the contractor needs to provide an acoustical membrane comparable to Acousti-Matt 3 under the 1 ½” of gypcrete. It’s not clear in the drawings that this is required.
Answer: The Acousti-mat 3 IS required under the gypcrete to achieve the STC rating required for Green Globes.
q. Question: Are the contractors responsible for providing the small communications building that will temporality service the site?
Answer: As discussed in the drawings, the Forest Service will provide the building and the contractor will set it. A small window mounted cooling unit is also to be provided and installed by the contractor.
r. Question: It says in the specs that the government will pay Lower Valley Energy for the electrical connection. Is this accurate?
Answer: The specifications allow the contractor to use our power pole for temporary power during construction. The Forest Service will pay the utility bill. The connection fee (final and temporary) is still the contractor’s responsibility.
s. Question: Can the foreman live in the Log Cabin during construction?
Answer: No, Section 00001.1.6 doesn’t allow overnight camping on the site.
t. Question: Is there anything in the existing buildings that needs to be salvaged?
Answer: The only item required is a bronze plaque that will be removed and reinstalled on the new facility. The requirement is noted on the demolition plans. There are also 2 telecommunications racks and equipment that will be salvaged and reused in the temporary communication building and later, the equipment, not the racks, in the new office.
u. Question: Any special requirements when excavating for the new water line in Cache Street for the new Waterline?
Answer: A known gas/oil spill plume could potentially be encountered while trenching in Cache Street. While excavating, the uncontaminated soils at the top of the trench should be kept separate from the contaminated lower soils. The contaminated soils should be backfilled first to avoid exposing the plume.
v. Question: Does the mechanical contractor need to be a licensed / approved installer of the Daikin equipment?
Answer: If Daikin products are being installed, yes the contractor will need to be a trained installer. In order to receive Daikin equipment, the installer must attend the installation and commissioning course. To do the factory training, it’s a 2 day course that can be taken at locations in Irvine CA and Dallas TX facilities. The course is $229/person. The course cost does not include flights, room, board or any other items. See website http://www.daikinuniversity.com/Default.aspx to sign up for course.
w. Question: What is the typical first snowfall date and when does the weather begin to get poor?
Answer: The first snow usually begins in October and begins sticking in late November. Cold weather can persist through April and May.
x. Question: It looks like the Commissioning Plan is missing some systems.
Answer: The contractor should plan to implement Commissioning for HVAC, elevator, lighting, plumbing, building envelope, controls, pumps, and fire alarm systems. The functional checklists will be available to the Contractor at the contract award. See Attachment 2 to this Amendment for an updated list of systems to be commissioned.
y. Question: Will special structural Inspections be performed by the Forest Service?
Answer: A complete table of items the Forest Service will inspect and the contractor’s third party will inspect are shown on sheet S003- S004.
z. Question: The schedule of Items shows Items that are Lump Sum and Design Qualities.
Does that mean we will have to measure items to get paid for them?
Answer: The requirements for payment of Design Quantities and Actual Quantities are described in Specification 011250, Measurement and Payment with Asphalt.
aa. Question: The Quality Control Spec for Concrete asks the contractor to test every truckload of concrete that is installed. This is a lot of testing for such a large project. Can that requirement be reduced? Can years of excellent quality be substituted?
Answer: Please provide cylinders, slump, temperature and air entrainment tests for every 50 CY of delivered material. (Or every fourth truck whichever is higher). Delete the requirement to test every truck noted in 3.13.B.
bb. Question: It looks like the existing flagpole, monitoring wells and kiosk aren’t shown on the site demolition plan? Are these included in the demo work?
Answer: Remove and dispose of the existing flagpole, foundation, kiosk, and monitoring wells in the work area.
http://www.daikinuniversity.com/Default.aspx
cc. Question: We met with Jan Woodmencey of Lower Valley Energy (LVE) to verify what fees will be associated with the new power for the project. She stated that she is still waiting on information from the Forest Service in order to calculate those fees. We asked for a list of questions so that we could forward to you for response. She stated that she would deal directly with the Forest Service. If contractor is to pay fees to LVE (see question above) and LVE cannot provide those fees prior to the submission of the proposals what is the contactor to include as cost or allowance for costs? Jan Woodmensy’s contact information is 307-733- 2446 jwood@LVEnergy.com
Answer: The contract requires the contractor to pay for all fees associated with connection of the temporary power for construction and temp communication building, the connection fees associated with the SO/RD building and the Road Crew Building. The Forest Service will pay for utility usage during construction. The Forest Service Electrical Engineer has been in contact with Jan Woodmencey of Lower Valley Energy (LVE). Her questions should be resolved so contractors can get good numbers for their proposal.
dd. Question: The RFP and the discussion at the Pre-Bid meeting indicated that the Government would be paying utility usage fees (not hook up costs). Specification 012500 paragraph 1.4- B-1 indicates usage fees to be paid for by contractor until substantial completion. Please clarify if contractor will be paying the utility usage costs for temporary & permanent power & water.
Answer: The Forest Service will pay for all utility usage costs during construction for water and power usage. 12500.1.4.B should have indicated that usage charges are not your responsibility.
ee. Question: Who would do the modulus testing for the ground improvement work as most labs in Jackson don't have the capabilities to perform this type of work?
Answer: The Rock Column/ Ground Improvement sub-contractor should have modulus testing equipment and procedures available in house, as this is very specialized work specific to the rock column process.
ff. Question: In the RFP Section C-1 paragraph A -3 -8 states that the contractor is to include water impact fees. Specification Section 012500 paragraph 1.4-C indicates that the Government will pay impact fees. Please clarify which is correct.
Answer: Contractor is responsible for all impact fees, but Forest Service will pay usage costs.
gg. Question: What is SW (inside a drawn diamond) on Finish – Schedule?
Answer: Initially, we planned to install slat wall display system in the Lobby Areas, but that requirement has been deleted. The SW should have been removed from the Finish Schedule.

Topics: Steve Jenkins, Project Manager Overview
• The east part of the site will remain occupied by Forest Service personnel. The staff is currently vacating the front buildings so the work can begin. The staff will include http://www.fbo.gov/ mailto:msschafer@fs.fed.us
Forest Supervisor’s Office Employees and Ranger District Staff. Fire operations will take place this summer in the remaining occupied areas. Please plan for this traffic access on Rosencrans or Mercil. One access must be maintained at all times.
• Fencing and Safety: The contractor is required to fence the site to keep the public and employees out of the work site.
• Cold Weather construction: Jackson is often very cold. Please review weather data provided in the contract and make sure you have planned for some cold weather construction.
• Construction parking: Parking will need to be contained within the site. All parking for the eastern areas that are used by the Forest Service will be dedicated to those employees.
• Laydown areas: Must be contained within the site. The geotechnical report encouraged the contractor to use existing pavements for staging because of the poor nature of the soils.
• Trash management: The contract goal
• Site utilization: The site for the contractor’s use is limited to the area shown on the plans. Plan to have all operations, waste disposal and parking within the fenced area.
• Site security: Jackson is mostly a safe town, but it is possible that there could be some concerns for security. Plan to secure your site in off hours and weekends.
Topics: Robert Anderson, Civil Engineering and Site
• Maintaining Site Access (Rosencrans / Mercill): The plans require the contractor to maintain access to the site from either road. You may block one access for your own use, but one access needs to be kept open for the employees at the rear of the site.
• Soil Improvement: A geotechnical report done by a local firm indicates that the soils on site were very poor. The Forest Service has prepared a specification to require the engineering and installation of rock columns to achieve a reasonable PSF for the footing and foundations. Pavement sections and preparations may be different than you have typically seen.
• Geotechnical Report: The Geotechnical Report was prepared by a local engineering firm. Please refer to the questions and answers from this meeting to understand site elevation discrepancies between plans and the geotech report.
• Utilities, work in Cache Street: The contractor will be responsible to coordinate with the Town of Jackson to obtain permission to connect to the waterline in Cache Street.
Please see the questions and answers for this meeting to review the procedures required to deal with some contaminated soils in this area. The Town will want minimal traffic disturbance, particularly during tourist season.
• Cache Creek: The site currently has a drainage structure that runs through the middle of our site. It is a community storm drain that has to be moved because we are constructing the new building. It will run on the south and west side of the site. You will need to construct the culvert and coordinate with the Town of Jackson to have them temporarily divert the stream while we connect.
• Drainage and retention, storm water management: Several retention ponds are shown on the site, which also serve as snow
• Remaining facilities protection: Protect access and utilities for the existing building which will be occupied during construction.
• Erosion and Sedimentation Control: Please review the requirements for erosion and sedimentation control in the specifications.
Topics: Shelley Hill-Worthen Architecture, Green Globes and Landscape
• Demolition of Existing Structures (Supervisor’s Office, Log Cabin and Engineer’s Garage) Please refer to the specifications and drawings for recycling and salvage goals. The buildings will be empty and vacated by the time the Notice to Proceed is issued.
• The contractor may use the Log Cabin (VIC) as contractor’s operations area if desired.
• Removal of asbestos and other hazardous materials. (Inspection reports are available):
Please review the requirements for full asbestos containment, abatement and procedures for dealing with hazardous materials in the specifications and as noted on the plans.
• Demolition and recycling/ re-use Goals (50%) and keeping track: The specs require 50% recycling and salvage of the building demolition waste and construction waste by weight. Sources for achieving this goal are noted in the specs. Tracking of waste products will be required.
• Landscaping highlights. (No grass, drip irrigation, native seed.): The site will be planted with native plants and is designed to minimize water use.
• Site furnishings and retaining wall structures. Bike Racks, kiosk, flag pole Site ID sign. Site plans and landscaping plans show the site furniture required for this contract. Pay attention to the requirement for the lighted flagpole.
• Green Globes: 2 Green Globes goal. Specification and strategy: The project has been designed to achieve Two Green Globes, which is roughly equivalent to LEED silver. This will involve some coordination and paperwork form you and your subcontractors.
Please make your subs award of requirements for low VOC, local materials, air quality requirements, limiting vehicle idling, etc. . There is a Green Globes specification in the contract package as well as the Green Globes Strategy you may review.
• Organizations housed in building (Supervisor’s Office and Ranger District Office). These groups manage the Bridger Teton National Forest, which is the third largest National Forest in the United States. The Forest is 5,317 square miles of land in Western Wyoming.
The group manages minerals, roads, grazing, forests, wildlife, winter and summer recreation.
• The building is a wood Framed, 2 story structure of 19,042 Square feet. The building has traditional concrete footings and foundations with a rock column soil improvement under them. The slabs areas are over excavated and have about 1.75’ of fill and geotextiles under them. There are interior bearing walls and shear walls. The wall details are sometimes complicated by acoustical isolation recommendations. The exterior features 2 x 6 walls with BIBS and continuous rigid exterior insulation. The second floor is framed with open webbed wood joists, plywood and gypcrete finish for sound isolation. The exterior features timber and gluelam details, steel knife plate and plate connections. The roof is an exposed fastener, Kynar coated product. The entry has an SBS, three ply roof. The design features exposed beams and column for the entry with custom casework and a display system. Fire rated walls are shown on the plans for the conference room, elevator shaft and stairwells
• Hydraulic elevator: A small machine-less hydraulic elevator will be provided installed.
• Soil Improvement will be a deferred submittal.
• Preparation under slabs is as per the Geotechnical report. Radon mitigation measures have been designed and detailed.
• Pay attention to specifications for Low VOC for carpets, glues, sealants, etc to meet
Green Globes requirements.
• The design features low water use for irrigation, toilets, lavatories, urinals, sinks, etc.
• Acoustical isolation details for partition walls and second floor. An acoustical engineer has helped design the plan to minimize sound disturbances for the building occupants.
• Low Energy Use, high insulation values. The HVAC system and the insulation values for the building reflect the very cold climate and Federal goals to reduce energy consumption.
• Impact resistant window film for first floor windows.
• Reclaimed snow fence siding and weathering steel siding: The exterior features locally manufactured products like a reclaimed wood snow fence and corrugated weathered steel
• Fire Sprinkler System / design and installation: The specifications require the contractor to design and install the Fire sprinkler system.
• Indoor Air Quality Measures: Pay close attention to flush out requirements and air quality control measures during construction to keep systems clean and reduce mold and mildew.
• Light shelves and exterior shades: The building has exterior custom shades and interior light shelves that reflect light into the workspaces to minimize energy. Lights have sensors that dim or turn off when the daylight reaches an appropriate level.
Topics: Mike Morgan, HVAC and Plumbing
• Geothermal Wells: The plans show installation of 15 wells on the north end of the site.
One of the wells has already been drilled and grouted. Thermal conductivity tests have been conducted and are available in the bidding documents.
• Site geothermal piping: Piping is ion three circuits and enters the building in a central location.
There are two centrally located mechanical rooms. Variant Refrigerant Flow (VRF) heating, ventilation, and air conditioning (HVAC) systems use refrigerant as their cooling/ heating medium. A compressor unit is connected through refrigerant lines to multiple indoor fan coil units, each individually controllable by its user.
