About this file
This is a technical assessment report documenting a visual microbial, moisture investigation, and bioaerosol ambient air sampling conducted by Tetra Tech, Inc. for Dormitory 742 at Malmstrom Air Force Base in Great Falls, Montana. The assessment was performed on June 13, 2024, and the report was issued on October 29, 2024, for the client Page IMEG Joint Venture, LLC in support of planned dormitory renovation purposes.
The investigation employed a combination of visual inspection and air contaminant sampling following methodologies developed by the National Institute for Occupational Safety and Health (NIOSH). Three tape lift surface samples were collected from Rooms 101, 134, and 214 where visible mold growth was present and analyzed by International Asbestos Testing Laboratories (iATL), an AIHA-accredited laboratory. Results identified Cladosporium species in Rooms 101 and 214 (both heavy levels) and Alternaria species in Room 134 (heavy level). Seven bioaerosol air samples were collected using Air-O-Cell cassettes from various locations throughout the dormitory, with spore concentrations ranging from 80 to 750 spores per cubic meter. All detected spore types and concentrations remained below ACGIH guidelines of 1,000 total spore counts recommended for clean HVAC-supplied buildings and were comparable to outdoor background levels. The assessment's overall conclusion indicated that the moisture and visual microbial investigation did not reveal any areas of concern or evidence of moisture or mold that could be expected to cause negative impact to indoor air quality. The report included certifications for the Certified Mold Professional (Cody Knowlton) and complete laboratory analytical reports with chain of custody documentation.

SUBJECT: Visual Microbial, Moisture Investigation, and Bioaerosol Ambient Air Sampling Report Project No. NZAS 10-0007 Dorm 742 Malmstrom Air Force Base Malmstrom AFB, Great Falls, Montana Tetra Tech Project No: 117-743546-24001
Dear Mr. Henneke:
From June 13, 2024, Tetra Tech, Inc. (Tetra Tech) conducted a visual microbial, moisture investigation, and bioaerosol ambient air sampling for the above referenced site. Based on correspondence with you before the commencement of the project, Tetra Tech was instructed to evaluate Dorm 742 for renovation purposes.
Details of our assessment are provided below.
METHODS
Tetra Tech generally followed methods developed by the National Institute for Occupational Safety and Health (NIOSH), as referenced in the Guidance for Indoor Air Quality Investigations (NIOSH, 2017). A combination of visual assessment and air contaminant sampling was conducted using the methodologies described below.
Moisture and Visual Microbial Assessment
The assessment included the visual inspection of mold growth and excess moisture. Areas that are typically associated with water damage such as bathrooms, roofing penetrations, windows, and drains were inspected for signs of excess moisture, past or present water damage, presence and condition of piping, damp depressions, standing water, substrate decay, stained areas, and any visible evidence of mold growth.
Tape Lift Surface Sample Collection
Tetra Tech collected three tape lift surface samples in Rooms 101, 134, and 214 where visible mold growth was present to identify mold species. Following sample collection, the tape lift surface samples were shipped under the completed chain of custody (COC) to International Asbestos Testing Laboratories (iATL) of Mt.
Laurel New Jersey, an American Industrial Hygiene Association (AIHA) accredited laboratory, for microbiological analysis to identify spore type.
Bioaerosol Air Sample Collection
A visual inspection of the facility was conducted for the presence of visible mold growth and excess moisture.
Areas that are typically associated with water damage such as bathrooms, roofing penetrations, wall mounted AC units, and drains were inspected for signs of excess moisture, past or present water damage, presence and condition of piping, damp depressions, standing water, and any visible evidence of mold growth.

Tetra Tech’s sampling was conducted while the heating ventilation and cooling (HVAC) system was not in operation. Tetra Tech utilized a vacuum pump calibrated at a flow rate of approximately 15.0 liters per minute (lpm) with a sample collection time of approximately ten minutes for each sample. The Samples were collected using Air-O-Cell® disposable IAQ monitoring cassettes (Spore trap) for the sampling and collection of aeroallergens and bioaerosols for quantitative analysis of mold spores. Following sample collection, sample cassettes were shipped under completed COC to iATL, an AIHA accredited laboratory, for microbiological analysis.
RESULTS
Mr. Greg Brownell of Tetra Tech, under the direction of Mr. Cody Knowlton of Tetra Tech, a Certified Mold Professional performed the site assessment and ambient air monitoring. Her Certified Mold Professional Certification is presented in Attachment A. Results of this assessment and ambient air monitoring is presented in the following sections.
Moisture Assessment and Visual Microbial Inspection Results
Tetra Tech’s overall visual inspection revealed areas of concern and Tetra Tech observed evidence of excessive moisture and mold in Rooms 101, 134, and 214.
Tape Lift Surface Sample Results
A summary of the tape lift surface sample results is provided in Table 1. A copy of the laboratory reports and COCs is contained in Attachment B.
Table 1. Summary of Tape Lift Surface Sample Results
Sample Number Location Mold Level Spore Type
742-061322-T1 Room 101, east ceiling Heavy Cladosporium species, spores hyphae
742-061322-T2 Room 214, east upper wall Heavy Cladosporium species, spores hyphae
742-061722-T3 Room 134, wall at cove base Heavy Alternaria species, spores hyphae
The detected spore types and concentrations present in the sample collected within the area assessed were not elevated in comparison to the background values. According to the Center for Disease Control (CDC) Guide for Sampling and Characterization of Bioaerosols, indoor air concentrations of microflora in a healthy work environment are typically lower than the outdoor concentrations at the same location (CDC, 2015). The total spore concentrations within the area assessed were below the guideline of 1,000 total spore counts recommended by The American Conference of Governmental Industrial Hygienists (ACGIH, 2017) for clean HVAC supplied buildings.

Spore types listed without a count or data entry were not detected during the course of the analysis for the respective sample, indicating a raw count of <1 spore.
† The spores of Aspergillus and Penicillium (and others such as Acremonium, Paecilomyces) are small and round with very few distinguishing characteristics. They cannot be differentiated by non-viable sampling methods. Also, some species with very small spores are easily missed, and may be undercounted.
††Background debris indicates the amount of non-biological particulate matter present on the trace (dust in the air) and the resulting visibility for the analyst. It is rated from 1+ (low) to 4+ (high). Counts from areas with 4+ background debris should be regarded as minimal counts and may be higher than reported. It is important to account for samples volumes when evaluating dust levels.
The analytical sensitivity is the spores/m^3 divided by the raw count, expressed in spores/m^3, per spore and per sample.
For more information regarding analytical sensitivity, please contact QA by calling the laboratory.
‡ A "Version" indicated by -"x" after the Lab ID# with a value greater than 1 indicates a sample with amended data. The revision number is reflected by the value of "x".
§ Total Spores/m3 has been rounded to two significant figures to reflect analytical precision.

Distribution of spore types seen mirrors that usually seen outdoors.
† Quantities of molds seen growing are listed in the MOLD GROWTH column and are graded <1+ to 4+, with 4+ denoting the highest numbers.
†† Some comments may refer to the following: Most surfaces collect a mix of spores which are normally present in the outdoor environment. At times it is possible to note a skewing of the distribution of spore types, and also to note "marker" genera which may indicate indoor mold growth. Marker genera are those spore types which are present normally in very small numbers, but which multiply indoors when conditions are favorable for growth.

Lab ID-Version‡: 18082372-1, Analysis Date: 06/25/2024: Tape sample 742-061724-T3: 134/Wall at Cove Base
Heavy None 4+ Alternaria species (spores, hyphae)
None Mold growth
* Indicative of normal conditions, i.e. seen on surfaces everywhere. Includes basidiospores (mushroom spores), myxomycetes, plant pathogens such as ascospores, rusts and smuts, and a mix of saprophytic genera with no particular spore type predominating.
‡ A "Version" indicated by -"x" after the Lab ID# with a value greater than 1 indicates a sample with amended data. The revision number is reflected by the value of "x".
The limit of detection is < 1+ when mold growth is detected.
