About this file

This document outlines key performance indicators (KPIs) and quality assurance surveillance plan (QASP) metrics for the operation and maintenance contract at the Murphy Federal Records Center in Waltham, MA. The contractor will be evaluated on cost control, quality, and schedule based on 11 KPIs measuring routine and emergency service requests, preventative maintenance completion, NCMMS data entry, morning and monthly reports, and building systems inventory updates. Specific performance standards and rating thresholds are provided for each KPI to determine quarterly ratings in these evaluation areas. Timeliness metrics for service requests, reports, and data entry will affect cost control and quality ratings, while preventative maintenance, data systems, and inventory management metrics impact schedule and quality ratings. Failure to meet standards in multiple KPIs may jeopardize contract award or renewal.
