See requirements in Specification Section 02 41 00 DEMOLITION and Department of Veterans Affairs Water Intrusion and Mold Management Program.

TASK 2: MOLD MITIGATION

Engage certified industrial hygienists to produce a detailed report with findings on the extent and type of mold infestation.

Utilize environmentally friendly mold remediation solutions, such as deep cleaning with hydrogen peroxide vapor, prioritizing the health and safety of both workers and facility users. Once cleaning is complete, ensure effectiveness with incubated bio-indicator test. In the event of test failure, implement a second deep-cleaning and re-test.

Project Number 640-24-116 Page 5

Implement stringent containment measures, including the use of negative pressure zones and specialized barriers to prevent cross-contamination. Close collaboration with VAPAHCS Infection Control department required.

See requirements in Specification Section 02 41 00 DEMOLITION and Department of Veterans Affairs Water Intrusion and Mold Management Program.

TASK 3: CORROSION MITIGATION OF STRUCTURAL STEEL

Employ non-destructive testing techniques to identify corrosion points accurately.

Implement environmentally conscious corrosion removal methods, such as abrasive blasting with eco-friendly materials.

Apply a multi-layered corrosion-resistant coating system, adhering to manufacturer specifications and industry best practices.

See requirements in Specification Sections 05 12 00 STRUCTURAL STEEL FRAMING, 09 91 00 PAINTING, and 09 96 59 RESINOUS SPECIALTY GLAZED COATING SYSTEMS, as well as PG-18-14 Room Finishes.

TASK 4: REPLACE GYPSUM BOARD WALLS

Install new insulation, vapor barrier, drywall, replace any corroded steel studs, replace tile baseboard over drywall, and scrape/paint concrete wall surfaces.

Installation shall comply with VA Master Construction Specification section 09 29 00 Gypsum Board, and section 07 21 13 for insulation.

o Gypsum board shall be “Greenboard” water resistant or equal.

o Gypsum board shall have a High Build Glazed Coating (Special Coating) that meets the requirements of PG-18-14 Room Finishes.

Utilize high-efficiency insulation materials, meeting or exceeding 2021 International

Energy Conservation Code (IECC) energy efficiency standards.

Employ precision techniques for drywall installation, accounting for any irregularities in the structural substrate. Gypsum board finish shall be Level 4.

Apply low-VOC, mold-resistant paint (compliant with Specification Section 09 96 59

RESINOUS SPECIALTY GLAZED COATING SYSTEMS), with multiple coats for a durable and aesthetically pleasing finish. Paint color and sheen shall match existing.

Repaint all surfaces with water damage, including portions of walls that are concrete.

Replace Corroded Steel Studs as necessary (includes stud track and other light gage steel framing) (assume 20% require replacement).

Replace Tile Baseboard over Drywall with material compliant with PG-18-14 Room Finishes.

TASK 5: REPLACE ITEMS REMOVED DURING DEMOLITION
