I. SCOPE OF WORK:

Furnish all necessary professional services, equipment, labor materials, supervision, tools, testing, and specialty services to perform a design-build for the NRM Project # 673-22-109, replace the existing supply fan within AHU-OR2-7 with new fan arrays with individual VFD’s per fan and replace the six existing Exhaust Fans on OR lab roof. AHU-OR2-7 is one unit that serves the hospital’s operating rooms 2 through 7. This project provides redundancy to units that are serving critical areas within the facility as well as energy savings associated to the smaller high efficiency fans. Also, the existing piping arrangement makes maintenance and replacement of parts very difficult. Pipework shall be reworked to ensure ease of maintenance and replacement. The new fan wall arrangement will include upgrade to the BAS system to the newest version compatible to a new, contractor-provided and installed SNE and CGM and allow more flexibility to the unit for any future servicing. The contractor shall also clean the AHU coils while unit is down for fanwall conversion. Work to be completed during abnormal business hours in Building 1 as designed in the hospital areas identified in the project description in this SOW. The DB Team is to include subcontractors performing professional services under this contract, shall perform its services consistent with the professional skill and care ordinarily provided by architects/engineers practicing in the same or similar locality under the same or similar circumstances. The DB Team shall perform its services as expeditiously as is consistent with such professional skill and care and the orderly progress of the project.

The design phases will include 35%, 65%, 95% and 100% review stages. This includes drawings, narrative, and specifications. Specifications must meet TIL and facility standards, including those attached in this contract and other applicable requirements. If the documents do not meet all the requirements of each submission, then the portions of the documents that are not acceptable by the VA according to the design standards and criteria must be updated by the DB Team prior to moving on to the next scheduled submission.

The VA will provide requested As-Built drawings (in either AutoCAD, PDF, or JPG form) electronically to the A/E as reference for design purposes. The A/E is responsible for reviewing all drawings with the assigned VA representative COR to verify what existing drawings are available and accurate. The A/E shall coordinate with the VA representative COR prior to viewing the drawings located at the VA and shall not remove any documents from the files.

The existing drawings on file at the VA may not be 100% accurate and may not exactly reflect the current conditions of the James A. Haley VA Hospital. It is the responsibility of the A/E to review the existing drawings and verify the existing conditions.
