About this file

This is a bid schedule for ITB No. 26-8672 for the Collier Senior Center Expansion Project in Naples, Florida, a project designed by PBK Architects that adds 2,710 square feet to the existing 7,120 square foot Senior Center. The project encompasses three distinct scopes: Scope A covers new construction for the building and site improvements; Scope B addresses hardening and weatherproofing of the existing facility; and Scope C includes moving and relocation costs. Scope A construction consists of 19 line items covering general requirements, concrete, masonry, metals, wood/plastic composites, thermal and moisture protection, openings, exterior and interior finishes, specialties, window blinds, fire suppression, plumbing, HVAC, electrical, technology systems, and exterior lighting for building construction, plus eight line items for site construction including earthwork, landscaping, irrigation, water, sanitary, storm drainage, and technology. Scope B contains 17 building construction line items including existing conditions assessment, concrete, rebar installation totaling 690 linear feet, thermal protection, openings, finishes, GPR scanning of exterior concrete masonry unit walls, systems for fire suppression, plumbing, HVAC, electrical and emergency power, and technology, along with eight site construction line items. Scope C includes provisions for on-site and off-site storage containers, movers for relocation of contents, and 192 hours of unskilled labor for senior center breakdown activities.

The bid schedule identifies all line items using lump sum (LS) pricing except for Scope B Item 32 (rebar installation) and Scope C Item 57 (labor) which employ unit-based pricing. Owner's Allowances of $203,919.90 for Scope A and $300,685.80 for Scope B have been allocated for use at the owner's direction to address unforeseen conditions, with expenditures managed through change orders with supporting documentation. The project is partially grant-funded and requires an expedited construction schedule with the Senior Center vacant during construction, while surrounding facilities including the Golden Gate Community Center, Golden Gate Public Library, Sheriff's office, Tax Collector, BMX/Skate Park, and Fire Rescue Station #70 remain operational. Line items 11 and 26 have been intentionally zero-valued and contractors are instructed not to assign values to these lines.
