About this file
This document is an Architect's Addendum (Addendum Number 02) issued by Cordogan Clark for the St. Louis Public Schools (SLPS) Central VPA and Collegiate High School Secure Entries and Renovations project, dated July 28, 2025. The addendum addresses construction document modifications for a project estimated to cost between $15 to $20 million. It includes responses to bidder questions, clarifications on project scope, and details about specific work requirements, such as building demolition to be completed off-shift, parking lot work during summer months, and no current plans for summer camps. The addendum also provides guidance on specific technical aspects like HVAC controls, roofing products, and specification sections.
The document reveals several key technical and procedural details, including confirmation that SLPS Facilities HVAC Team handles controls internally, Johns Manville is an acceptable roofing product manufacturer, and various specification sections are being added or modified. The addendum includes multiple clarifications about installation requirements, such as AISC certification for metals fabricators and installers, AWI standards for cabinet manufacturers, and specific installation guidelines for electrical receptacles, thermal breaks, and other construction elements. Additional specification sections are being incorporated to provide comprehensive documentation for the renovation project, covering areas like structural steel framing, metal fabrications, and various finishing materials.

Prepared By: Jim Riddle AIA Cordogan Clark Project No.: 234403
Cordogan Clark
To: Prospective Bidders
Subject: Addendum No. 02 to the Construction Documents for the Central VPA and Collegiate High
School Secure Entries and Renovations
This Addendum forms a part of the Construction Documents and modifies the original Construction
Documents, dated 6/27/2025. Acknowledge receipt of this Addendum in the space provided on the
Bid Form. Failure to do so may subject Bidder to disqualification.
THE FOLLOWING ITEMS ARE TO BE INCLUDED IN THE PROPOSAL.
Answers to questions in Bonfire :
1. Question 1 : What is the estimated value of the project?
a. Answer : It is in the range of $15 to $20 Million.
2. Question 2 : Will a pre-bid sign in sheet be issued via addendum?
a. Answer : It was issued in Addendum 1
3. Question 3 : Where can I send a substitution request attachment for Johns Manville Commercial
Roofing Products?
a. Johns Manville is an acceptable manufacturer – but the warranty of the roof system being repaired/tied into on the North side must be maintained.
4. Question 4 : After reviewing the floor plans for the STL Public Schools Central VPA project, I have some questions regarding how many lockers are needed. There are gym lockers, dance lockers, and personal storage lockers listed specifically but I also see lockers in various parts of the plans labeled "CSMB." Do you know if those are part of the current scope or if those are already existing and staying in place?
a. You should assume that they are part of the current scope.
5. Question 5 : Is there any work that is going to be required to be done outside of school hours or outside of the regular school year?
a. Answer : Per the Bid Form, the building demolition work is to be completed off-shift
(after hours) and the parking lot work is to be completed during the summer months.
6. Question 6 : Does SLPS intend to have any summer camps in the school, if yes when approximately?
a. Answer : There are no current plans for summer camps in the building. SLPS has not selected their summer sites yet for the 25-26, 26-27, and 27-28 school years yet.
7. Question 7 : Can you please confirm who does the HVAC controls for the school building?
a. Answer : SLPS Facilities HVAC Team handles controls internally.
8. Question 8 : Section 31 4680 - Ground Improvement and Section 31 6223 - Composite Piles were added to the specification. Where on the plans/project are these 2 items to be installed?
a. Answer : Neither is used on this project.
9. Question 9 : Johns Manville Roofing substitution.
a. Johns Manville Roofing is an acceptable substitution.
10. Question 10 : The specification seems to jump from Section 04 2000 Unit Masonry to Section 07
4243 Metal Composite Material Wall Panels, missing 20 specification sections.
a. The sections in the Table of Contents are being issued with this addendum.
11. Question 11 : page 012200-2 notes Unit Price 1: Add/Remove Electrical Receptacle. The bid form does not have a line item for this.
a. Answer : Please place the unit price under “ other” on the Bid Form.
12. Question 12 : Is AISC certification/membership required for both the metals fabricator and installer?
a. Answer : Yes. This is noted in attached specification section 05 12 00.
13. Question 13 : Is AWI certification/membership required for both the cabinet and countertop fabricator and installer?
a. Answer : In specification 06 04 23 Plastic Laminate Faced Cabinets, issued in this addendum, the cabinet manufacturer is not required to be certified, but is required to follow the AWI standards as a minimum.
14. Question 14 : Cannot find 072160 Structural Thermal Break on the plan, Fluid-Applied Thermal
Break is on the plan.
a. Answer : Structural thermal breaks are not used on this project, fluid applied thermal breaks are.
15. Question 15 : Where is the ventilated nailable insulated panels in the specifications located on the plan?
a. Answer : It is not used on the plans.
16. Question 16 : The specification jumps from ALUMINUM-FRAMED ENTRANCES AND
STOREFRONTS 084113 to METAL LOCKERS, BENCHES, AND HOOKS 105113, missing the specification sections in between.
a. Answer : The sections in the Table of Contents are being issued with this addendum.
17. Question 17 : The specification table of contents and the specification sections do not match.
Some are out of place or missing in the table of contents or in the specification.
a. Answer : We are attaching the missing specification sections to this Addendum.
