The bid submission deadline was 10:00 A.M. on Thursday, September 15, 2026, with the question submission period closing on Friday, September 11, 2026. A pre-bid conference was conducted with an attendance list included in the amendment. The contract is structured as a single prime bid contract administered through PennBid, with monthly invoicing using AIA forms.
The estimated project cost ranges from $1.5 to $2 million, with no formal budget estimate prepared. A 10% bid bond is required, with AIA Bid Bond forms acceptable. Performance bonds and labor and materials bonds of 100% are required, along with a 25% maintenance bond. Monthly retainage is set at 10% of invoiced amounts, with an option for the owner to reduce retainage after 50% completion. The owner is a separate private corporation, not a governmental entity, and no public funds are being used for this project. No liquidated damages or bonus provisions apply. Additional work including signage, fire alarm systems, camera and security installations will be executed under separate contracts. Sprinkler system modifications must comply with NFPA-13 standards, and employee clearances are not required.
