About this file

This document is an addenda to a federal contract solicitation for the Lucky Peak Nursery New Greenhouse project (contract number 1240LT26Q0137). The addenda contains two primary sections addressing contractor responsibilities and project scheduling constraints.

The Electrical addendum requires the Contractor to conduct a comprehensive evaluation of the existing electrical design for the site, headhouse, and greenhouses, including load analysis, system layout, and integration with other building systems. The Contractor must deliver a complete electrical package consisting of stamped and signed engineered drawings, equipment schedules, and installation details that are code-compliant, permit-ready, and coordinated with all other construction disciplines. This package requires contracting officer approval and is considered incidental work to be included in the pricing for item 260500-1 Electrical: Site. The Anticipated Project Phasing section establishes a multi-phase timeline spanning December 2026 through May 2028, with critical operational constraints. The greenhouse will be completely empty from December 15, 2026 through December 31, 2026, and again from December 15, 2027 through December 31, 2027, allowing full access for work. From January 1, 2027 through May 15, 2027, and January 1, 2028 through May 15, 2028, the greenhouse will be at full capacity and unavailable for any work. During the May 15, 2027 through December 15, 2027 period, the greenhouse will be half full (zones 1 and 2 occupied), permitting work in zones 3 and 4 provided electrical, heat, and water systems remain functional. All work in the existing greenhouse must be completed by December 31, 2027.

Lucky Peak Nursery New Greenhouse - 1240LT26Q0137

Addenda:

Electrical -

The Contractor is responsible for conducting a comprehensive evaluation of the existing design for the site, headhouse and greenhouses electrical scope, including load analysis, system layout, and integration with other building systems. (The warehouse does not have electrical service, just a conduit to the slab for future service. Based on this evaluation, the Contractor shall provide a complete electrical package consisting of stamped and signed engineered drawings, equipment schedules, and installation details. The package must be code-compliant, permit-ready, and coordinated with all other construction disciplines to ensure seamless execution. The package will be reviewed and approved by the contracting officer. This is considered incidental and should be included in the pricing for item 260500-1 Electrical: Site.

Anticipated Project Phasing –

Approx. December 15, 2026-December 31, 2026 – Greenhouse completely empty.

Approx. January 1, 2027- May 15,2027 – greenhouse full, not available for any work

Approx. May 15, 2027-December 15, 2027 – greenhouse will be half full. Likely zone 1 and 2.

Work can occur in zone 3 and 4 as long as it doesn’t impact zone 1 & 2 operations. (i.e.

electrical, heat and water need to stay functional). After zones 3 and 4 are complete it will take approximately 2 weeks to move the stock from zone 1 and 2 into the newly finished zones. Work can then commence on zone 1 and 2. (electrical, heat and water need to stay functional in zone 3 and 4)

Approx. December 15, 2027-December 31, 2027 – greenhouse completely empty. All work in existing greenhouse will need to be completed by December 31, 2027.

Approx. January 1, 2028- May 15, 2028 – greenhouse full, not available for any work.
