About this opportunity

The Greater Orlando Aviation Authority (GOAA) is soliciting proposals for Hotel Asset Management Services for the Hyatt Regency Orlando International Airport Hotel through a competitive Request for Proposal (RFP) process. The procurement seeks a qualified consultant to provide comprehensive hotel asset management services for a three-year term, with potential two one-year renewal options, commencing around October 1, 2023. Key service requirements include monitoring the hotel's compliance with existing contracts and agreements, conducting market analyses, communicating regularly with GOAA executive staff, reviewing purchasing decisions, and delivering monthly, quarterly, and annual performance reports. Proposals are due by 11:00 AM on June 13, 2023, through the GOAA e-Procurement Portal, with a virtual proposal opening scheduled via GoToMeeting. The evaluation will utilize a 100-point scoring system, with points allocated as follows: experience and qualifications (25 points), key individual knowledge (20 points), approach and methodology (20 points), additional proposal requirements (20 points), and professional fees (15 points).

The RFP establishes a 10% Minority and Women Business Enterprise (MWBE) participation goal and requires proposers to meet specific insurance requirements, including $1,000,000 in professional liability, general liability, and automobile liability coverage. The hotel in question is located inside the main terminal of Orlando International Airport, featuring 445 guestrooms, an outdoor pool, 24-hour fitness center, 42,000 square feet of meeting space, and two restaurants. While no specific incumbent vendor is mentioned, the Aviation Authority anticipates over 54.4 million passengers will travel through MCO during the 2022-2023 fiscal year, suggesting significant potential for the selected asset management firm. The RFP does not explicitly state a specific budget range or award value, but the comprehensive nature of the services and the hotel's infrastructure indicate a substantial and potentially lucrative contract opportunity for a qualified hotel asset management firm.
