About this opportunity

The University System of New Hampshire, representing Keene State College Facilities Services, is requesting construction management services for theatrical and house lighting upgrades to the Mabel Brown Room in the Student Center, with statements of qualifications due September 4, 2026 at 12:00 p.m. EDT. This is a two-phase engagement: preconstruction services beginning no later than October 15, 2026, and construction from May 17, 2027 through targeted substantial completion on August 6, 2027.

The scope encompasses approximately 7,800 gross square feet and includes demolition of existing ceiling-mounted lighting fixtures, acoustic tile, and theatrical equipment; installation of new theatrical dimmer panels and LED house lighting; installation of theatrical fixtures including ColorSource units and Selador fixtures; implementation of an advanced lighting control system with network capabilities and Ion Xe 20 control console; and removal and replacement of ceiling systems. The construction documents are at 50% stage as of June 19, 2026, with base and alternate design specifications provided. All work must comply with National Electrical Code standards, NFPA guidelines, and state electrical licensing requirements.

The contract uses a modified ConsensusDocs 500 Standard Agreement with the construction manager at-risk. The construction manager is responsible for preconstruction services including cost estimating, schedule development, constructability reviews, and subcontractor solicitation, and must establish a Guaranteed Maximum Price once design documents are sufficiently complete. Payment and performance bonds, each at 100 percent of the contract sum, are required. Insurance requirements include Commercial General Liability ($2,000,000 aggregate / $1,000,000 per occurrence), Automobile Liability ($1,000,000 combined single limit), Workers' Compensation at statutory limits with $500,000 Employer's Liability, Professional Liability ($1,000,000 per claim / $2,000,000 aggregate), and Excess Umbrella Liability ($2,000,000 per occurrence and aggregate).

The mandatory informational meeting is September 18, 2026 at 9:00 a.m. at the Young Student Center Atrium in Keene. Written questions are due September 21, 2026 at 12:00 p.m., with responses by September 25. Formal proposals are due October 1, 2026 at 12:00 p.m., followed by interviews and oral presentations on October 9. Award is anticipated the week of October 12. Short-listed firms will be evaluated on relevant experience with similar college renovation projects in constrained environments, qualifications of proposed personnel, cost estimating approach, fast-track construction experience, and familiarity with regional subcontractors.
