Addendum No. 1, issued September 24, 2026, replaces the Price Sheet and Solicitation and Contract Packet (Version 2) and clarifies that the City may award based on individual line items, groups of specific line items, or criteria deemed most advantageous to the City.

The scope encompasses routine preventive maintenance, repairs, replacements, and modernization of motorized sliding and swinging doors operated by sensor or button mechanisms across 94 automatic doors distributed across five City departments: Austin Convention Center (35 doors), Austin Facilities Management (42 doors), Austin Water (7 doors), Austin Parks and Recreation (19 doors), and Aviation (8 doors). Estimated annual quantities include 2,821 routine and preventive maintenance service visits, 5,500 regular-hours labor for repairs, 500 non-regular-hours labor for repairs, 2,000 inspection service hours, and approximately $80,000 annual spending on materials and specialized rental equipment.

Pricing is fixed unit price with firm rates for the first twelve months; price adjustments capped at the percentage change in the Producer Price Index for commercial machinery repair and maintenance may be requested on the anniversary date thereafter. All labor rates must be flat fees and all-inclusive. Contractors must pay a minimum living wage of $22.15 per hour to all assigned employees and subcontractor personnel. No MBE/WBE subcontracting goals apply. Local Business and Small Business preference (optional submittal forms) apply competitively; up to 5% competitive discount available for qualified local businesses depending on bid amounts. Contractors and subcontractors must pass criminal background checks and obtain City-issued identification badges; Austin Water facilities impose additional security procedures including FBI-equivalent background checks and potential disqualifying criminal convictions within the preceding 10 years. Mandatory insurance includes Commercial General Liability ($1,000,000 per occurrence / $2,000,000 aggregate), Workers' Compensation per Texas statute, Business Automobile Liability ($500,000 combined single limit), Umbrella/Excess Liability ($1,000,000), Professional Liability ($500,000), and Environmental Impairment/Pollution Liability ($500,000). All employers must certify wage theft compliance under Austin City Code Chapter 4 and comply with additional certifications addressing debarment status, boycott restrictions, LGBTQ+ conversion therapy, and foreign ownership restrictions. Offers must be submitted online through Austin Finance Online.
