About this file

This document contains an asbestos survey report for a building and details of a related federal contract opportunity for demolition services. The asbestos survey report identifies various asbestos-containing materials throughout the first and second floors of the building, including floor tiles, mastics, wallboards, window caulking and more. The materials are assigned priority levels for remediation.

The related federal contract opportunity is an pre-solicitation notice from the USPFO Puerto Rico for demolition services of Hangar 1 at Muniz Air Base. The project involves demolition of the main 98,000 square foot building and related areas. Testing and abatement of asbestos and lead is required prior to demolition. Optional work includes demolition of an additional 2,500 square foot two story building and communications manholes/conduits. The awarded firm fixed price contract will be responsible for all labor, equipment, transportation, permitting and supervision to complete the demolition and backfill the area.

• Brown 9" /9" VAT and asbestos containing mastic covered by 12"xl2"cream VFT are in good condition with low potential for damage. Material is present in rooms 3, 4, 5, 18, 22, 23, 24, 25, 26, 27, 28, 29+closet, 30, 31 (all first floor) and rooms 32 to 74 (all of second floor). Material is assigned Priority 5.

• Pink 12"x12"VAT and asbestos containing mastic under carpet in rooms 32-35, 36-57, 62-74 (second floor). Material is assigned Priority 5.

• Light gray VFT with two layers of VAT and asbestos containing mastic under (room 35). Material is assigned Priority 5.

• During the reinspection suspect ACM (green 9"x9"VFT), previously not reported were confirm to be ACM. Material was observed under the carpet and VFT in rooms 32 to 74, second floor. Material is assumed ACM, in good condition with low potential for damage.

Material is assigned Priority 5.

Exposed black mastic was observed in the closet of room 29. Material is ranked as Priority 2 and is recommended to either remove it during abatement activities related to TSI, or cover with a hard cover (enclosure).

Mastic behind baseboards, previously not reported is present in both floors (4,120 sq.ft) in good condition with potential for damage. Material is assigned Priority 5.

Transite wall boards on the outer walls throughout the 1st and 2nd floors are in good condition with potential for damage. The panels are sandwiched between exterior fiberglass like panels and interior gypsum boards. Transite panels were removed from some of the lower walls in selected areas of the 1st floor. It 1s estimated that approximately 6,720 sq.ft of asbestos containing panels are present in the building (above and below the windows) distributed between the two floors (3,360 sq.ft per floor). Material is assigned Priority 5.

Asbestos containing window caulking of old windows still left in the building- ( approximately 1,100 sq.ft). The material in room 29 is friable and classified as miscellaneous with physical condition as significant damaged (Ranking 1, Priority 1 ).

Other windows calking are not visible therefore they are all assumed as Priority 1.
