About this file

This is a Questions and Answers (Q&A) document addressing contractor inquiries regarding a boiler replacement and water treatment system project.

System Flushing and Glycol Management: The project involves flushing and cleaning 8-inch diameter pipes, though the total linear footage is unknown. The quantity of existing glycol mix requiring removal, storage, and reinstallation is undetermined, as is the composition of the current glycol mix and additional quantities needed. Expansion Tanks and Combustion Air: Expansion tanks will be specified per the manufacturer requirements of the replacement boilers that the contractor submits. Regarding combustion air, the existing system currently uses indoor air without louvers or outside air inlet piping. While the contractor may utilize the same setup if manufacturer specifications permit, there is room available to add outside combustion air if required by the boiler manufacturer. No electric actuators are present in the current system. Water Softener: The water softener operates on a 3/4-inch line. Raw water hardness data and system composition are available through attached recent water test results; however, facility flow rates (both daily and peak) remain unknown as the facility lacks individual metering. Vent Piping: Documentation of existing vent piping specifications is provided via attached picture of the equipment tag.

QandA 2

Question 1: (On the system flushing/glycol): How much linear feet of piping needs to be flushed and cleaned and what size piping?

Answer 1: 8” pipes – total feet unknown.

Question 2: Approximately how much glycol mix needs to be removed/stored/reinstalled and is there an estimate on how much more is needed?

Answer 2: Unknown.

Question 3: What is the present glycol mix?

Answer 3: Unknown

Question 4: I imagine you want the expansion tanks to be the same as existing; could you provide the make and model number of the existing tanks?

Answer 4: The expansion tanks would be per the manufacturer specs of the replacement boilers the contractor is submitting.

Question 5: The existing boilers have no inlet piping for combustion air and are using louvers. Is this the same setup that is preferred?

Answer 5: There are no louvers in place at this time – the system uses indoor air.

Question 5 Follow-up: The existing boilers have no outside air for combustion going to them. There must be air coming from somewhere. Can the same set up be used instead of running new lines outside?

Answer follow-up: This is determined by the manufacturers spec. There is room to add outside combustion if needed.

Question 6: Do the louvers have an electric actuator that works with the boilers or are they permanently open?

Answer 6: There are no actuators.

Question 7: Could you provide a picture of the tag on the existing vent piping?

Answer 7: Picture attached.

Question 8: (On the water softener): Can you provide the line size?

Answer 8: 3/4”

Question 9: Can you provide the raw water harness in grains (ppm can new converted) as well as the daily and peak flow rate?

Answer 9: Recent water test results are attached. Flow rates are unknown – facility is not individually metered.
