Questions & Answers Building 51 Repair

Project 112701 Building 51 Repair Questions & Answers

1. Sheet A700 Finish Schedule/Legend: PTP‐1 Porcelain Tile Panels‐ we assume this installs in E101.

However, this is not listed on the Finish Schedule nor shown in elevations. Please identify where this installs and the limits for the installation.

Answer:

See finish schedule notes and view Sheet 2/A‐305 for location of PTP‐1

2. N104.5 Women’s Shower, N121A & N121C Men’s Locker/Shower.

a. Is wall tile in these areas required behind lockers?

b. Are locker mounted directly to the floor, or do they install on a concrete pad?

c. What areas will be recessed for a mortar bed? Structural plans don’t seem to show recessed slabs. This will be required at least in the shower areas. Please confirm

Answer:

a. wall tile is not required be behind the lockers.

b. Lockers to have integral 6" high closed base per spec 10 51 13 par 2.1.1 and be mounted to floor.

c. The slabs being replaced in shower areas are already located in areas where an existing recessed slab occurs. New slab work in these areas would match the adjacent slab elevation as indicated in the structural keyed notes and details.

3. Sheet A700 Finish Schedule: Bathrooms only shown CT as the wall finish and no paint is shown.

However, elevations on A‐402, A‐403, and A‐404 show wall tile to 6’‐0” except in showers.

Please clarify.

Paint above to be PT‐6.

4. Overhead Coiling Doors

a. 083323 2.2.1.1 Slats. Both Stainless steel and aluminum are listed. Aluminum does not meet the wind load shown on the structural drawings. Please confirm stainless steel is needed and not standard galvanized steel.

b. 083323 2.2.2.1 guide. Manufactures standard, which is steel, and stainless, which is a very expensive option, are listed. Please clarify which is needed.

c. 083323 3.1.1 field painting. Stainless steel cannot be field painted. Please clarify if powder coat is needed.

d. A601 and A602 reflect vision lights in the coiling doors but none are in the specs. Please clarify if lights are needed and if so what size.

e. A601 shows the sectional door to have viewports but they're not in the spec. Please clarify what type of glass is needed.

c. Powder coat is required on the doors

d. Lites not required at coiling doors

e. See 08 36 13 paragraphs 2.1.7, 2.4.1, 2.4.2. Fully tempered float glass, 1/8" thick is required

5. The Fire/Life Safety/Means of Egress Legend on sheets G‐005A through G‐007A only list existing fire extinguishers and cabinets however the floor plans show some new fire extinguishers and cabinets. Please clarify which fire extinguishers and cabinets shown on the life safety plans are new or existing.

Life Safety plans are provided show the finished state of the project. Reference floor plans for scope of new and existing work.

6. The demolition plan on AD101B appears to be some type of furring wall to be removed in rooms

N113, N122, N110, N102 and N130 but the plan does not note anything about these walls? Please confirm these are furring walls to be removed. Also please provide information on the furring wall construction type for any furring walls to be removed.

Answer:

These are furring walls that should be removed.

All furred wall types should be assumed to be Gypsum board on metal stud.

7. General note 1 on sheet AD101B states that all interior walls indicated for removal are 8” CMU walls. There are several locations where the wall does not appear to be 8” CMU. Please verify that the following walls are 8” CMU and if not please provide the existing wall type:

a. Wall between rooms N113 and N118

b. Wall between Corridor N132 and room 133.

c. Plan east wall at room N104 (behind showers)

a. Wall is gyp bd on metal stud

b. Wall is CMU

c. Wall is CMU

8. Section 5/AD301 is labeled at an exterior wall on elevation 1/AD203. Section 5/AD301 does not show an exterior wall and would not apply at the location labeled on 1/AD203. Please provide the correct section.

Wall section 5/AD301 is an interior wall section and can be ignored on 1/AD203 as none are applicable.

9. Note 4.047 is labeled on the elevations on AD203 and AD204. I believe this note only applies between the skylight and the parapet at Area C as shown on AD105C2 and 3/AD301. I don’t believe it applies at area B at all as there are no existing skylights and nothing shown or noted at the roof demolition plan at area B on AD105B. The roof demolition plans at area C on AD105C and AD105C2 only shows roof demolition between the skylight and the parapet at Area C. If this note is applicable at other areas please provide roof demolition plans that show the locations and extent.

Answer:

keynote 4.047 is incorrectly noted on elevations and only occurs in area C. Should be keynote 4.038.

10. Note 4.057 is labeled at the split face block at Area A on sheets AD201 and AD202. This note does not appear on the elevations for Areas B and C on sheets AD203 and AD204. Should the exterior masonry at these areas be cleaned and prepped for paint as stated in note 4.057?

New paint and stain are called out on A‐203 and A‐205 (Areas B & C). Areas receiving new paint and stain to be prepped according to 09 90 00 Part 3.

11. I have been unable to locate any markerboards or tackboards on the plans. Does section

101100 apply to this project? If so please provide types, locations and sizes of required visual display units.

None on the project. Section 10 11 00 is not applicable.

12. Corner guards CG‐1 and CG‐2 are both noted on the finish plans but only CG‐1 is listed on the material schedule. Please provide information for CG‐2.

See spec section 10 26 00 par 2.2.2 for CG‐2 information.

13. Wall guard type WG‐1 is listed on the material schedule but I have been unable to locate it on the finish plans. Is wall guard WG‐1 required? If so please provide locations.

WG‐1 is not required.

14. Is any reinforcing required at the slab infill areas at areas B and C as shown on S‐111B and S‐

111C? If so please provide requirements.

Slab reinforcing is required at infill areas per the two slab types shown on detail 1/S‐511.

15. There is a masonry wall infill area shown on S‐131C that is not shown on the architectural plans. It is located on the plan north wall of room E103. Please clarify if infill is required at this location and if so please provide the size/type of the existing opening.

Masonry infill is required per S‐131C at the existing 8" cmu wall (scored block). Masonry wall type SW08 per S‐521. Existing opening is roughly 48"x64".

16. Sheet S‐131C has note 3.317 labeled twice at door E102. Per the architectural plans the only work required at door E102 is to remove the existing door replace with a new door with the frame to remain. Based on the architectural plans note 3.317 would not apply at this location. Please clarify.

Keyed notes 3.317 are referencing new hvac openings high in wall as indicated on S‐131C.

17. There are two “NEW MASONRY TO EXISTING” details (9 & 13/S‐521). Which one takes precedence or is it the contractor’s option?

Each detail is located on the plan views either by keyed note or enlarged cloud bubble as to their specific locations.

18. Would details 9 & 13/S‐521 apply only vertically at infill locations or would they also apply horizontally across the top and bottom (if applicable) of the masonry infill?

Details 9 & 13/S‐521 only apply vertically at infill locations.

19. The structural plans show the wall at door N109‐2 as CMU. The architectural plan shows this wall as a metal stud wall. Which is correct?

Architecture wall type (Metal Stud) is correct.

20. There is an area of existing exterior wall demolition for a new type W1 window shown on the architectural plans at Area B along column line ND at column line N7. The structural plan on S‐ 131B does not show a new opening or lintel at this location. Which is correct?

Provide new L20 cmu lintel and L4x4x1/4 loose veneer lintel.

21. Window type W18 is labeled on A‐101C and 1/A‐205 but is not shown on the Windows Types on sheet A‐603. Please provide information for window type W18.

W18 is the same configuration as W2, with overall dimensions of 4'‐8"W x 6'‐8"H

22. Window type W5 is shown on the Window Types on sheet A‐603 but I have been unable to locate window type W5 on the plans or elevations. Is window type W5 used on this project? If so please provide locations.

Wall type MA8 is labeled on 1 & 2/A‐101A2 at the exterior wall at rooms H117 and H134. Wall type MA8 is an interior 8” CMU wall. Section 5/A‐503 and the elevations on A‐202 appear to show this as an exterior 8” split face CMU wall. Please clarify the wall construction at this location and whether any insulation or air/vapor barrier is required at this exterior wall.

Window type 5 is the same as window type 2.

23. 5/CS502 notes steel fabric sizes for 6”, 8” and 10” thick concrete. The concrete is noted as 14” thick on CS121. Please provide welded wire reinforcement specs for 14” thick concrete.

Fabric sizes can be W5 @ 6" OC. W7 @ 8" OC or W8.5 @ 10" OC. Any of these sizes and spacing can be selected for the 14" thick concrete.

24. Is guardrail required at the top of the retaining wall at the additional parking spaces (Option 3)?

Guardrail is required per drawing S‐502.

25. I have been unable to locate any loose fill insulation on the plans. Does section 072123 apply to this project? If so please provide locations and extents.

No loose fill insulation is present on the project

26. I have been unable to locate an Exterior Insulation and Finish System (EIFS) on the plans. Does section 072400 apply to this project? If so please provide locations and extents.

See keynote 4.197 on A‐121B & A‐121C. EIFS/Plaster patching occurs at existing overhangs at mandoors.

27. Does the hatched area on 2 & 3/G‐005A2 represent the area where spray applied fireproofing must be applied to the structural steel and trusses as noted on some of the sections on A‐ 302? If not please clarify the area where spray applied fireproofing is required.

Correct, hatching indicates location of required spray applied fireproofing on steel members.

28. There is no way to quantify the amount of sheet waterproofing required at Area C from the information provided (reference 1, 2 & 3/A‐319). Please provide elevations that show the required area or an allowance to include for bid purposes.

See view 2/A‐101C for extents of waterproofing and dimensions on view 1/A‐101C. Depth of walls shown in wall sections on A‐319.

29. The plans note “air barrier”, “weather barrier”, “air and vapor barrier” or “vapor permeable air barrier” at various locations. There is no way to determine what type of product is required or what specification sections apply to these notes. Please clarify what type of products and which spec sections apply at each location where an air barrier is required.

Review A‐151 & A‐152 series for extents and definitions of air barriers. Weather barrier is present behind the "ribbon" on areas B &C per details on A‐500 series drawings. Specification sections 07 27 10.00 10, 07 27 19.01, 07 27 26 and 07 27 36 apply to the air barriers

30. Do the straight lines shown on the elevations on sheet A‐208 represent locations where CMU must be replaced?

Correct

31. Does the “repair of crack/spalling in concrete beam” shown on the Elevation Repair Legend on sheets A‐207 and A‐208 apply to this project? If so please provide locations.

There are no locations for patching of the concrete beam on the project.

32. None of the plans or elevations note the required countertop material at any of the countertops. Please provide countertop material type(s) for all countertop locations.

Toilet Room Accessories General Note 1 on A‐400 Series sheets indicates toilet room counters to be solid surface. Finish schedule Remarks on A‐700 for PL‐2 and SS‐1 provide additional material definitions.

33. A file was posted as Amendment 1 on SAM, but the file appears to be a conformed SF1442 and solicitation package with the revised bid date. Will a SF30 be issued with the date that Amendment 1 was issued?

34. If a SF30 is not issued do we acknowledge amendment 1 as the date it was posted on SAM?

35. Elevation 2/A‐201 notes a translucent panel (note 4.201) but is not labeled with a translucent panel type. Please provide a panel type with dimensions.

TP‐1. See 1/A‐605

36. Translucent panel type TP‐1 is shown on sheet A‐605 but I have not been able to locate TP‐1 labeled on the plans or elevation. Does TP‐1 apply to the project? If so please provide locations.

Answer:

TP‐1 is located on the hangar bay doors (Each door panel) as noted in 1/A‐605 (TP1 panel elevation)

37. Wall type B2010‐02 appears to show some type of weather/air/vapor barrier applied to the existing CMU but nothing is noted. Is weather/air/vapor barrier required? If so please provide the type.

Weather resistive barrier should be applied to existing CMU as noted in details for this wall type on A‐502

38. General note 15 on the architectural floor plans notes “all exterior windows to receive slat blinds”. Are slat blinds required at clerestory window types W9, W11 and W12?

No slat blinds required at clerestory windows W9, W11, W12

39. General note 15 on the architectural floor plans notes “all exterior windows to receive slat blinds”. Are slat blinds required at windows adjacent to storefront entrances ‐ types W4, W6, W7, W8, W10 and W13?

40. Sheet waterproofing is shown on 2/A‐101C at Area C from along column line EC from column line E3 to E5. The waterproofing is noted to be applied from the top of the foundation to 1st floor level. Sections 1, 2 & 3/A‐319 show the top of the foundation at 2’‐0” below the 1st floor. Do these sections accurately show the top of the existing foundation? If not what top of footing elevation should be assumed?
