LEED for Homes Notebook

DATE: 23 DECEMBER 2013

Beale Temporary Lodging Facility- LEED for Homes Narrative

The LEED for Homes documentation and certification process requires the contractor to contract with a LEED for Homes Provider and Green Rater. The LEED for Homes Provider can work with the contractor to register the project with the USGBC, if the project has not been registered by the design team. The Provider can offer orientation and up-front technical assistance to builders, particularly those who do not have expertise in green construction. The LEED for Homes Provider and Green Rater review the design for compliance with the LEED for Homes rating system. The Green Rater is expected to conduct two onsite inspections of each building during construction to verify the construction methods and materials meet the LEED requirements. Following the inspections the Green Rater sends the LEED documentation to the LEED for Homes Provider for an initial review and request clarifications. The LEED for Homes Provider then submits the documentation to the USGBC for certification. The USGBC notifies the Provider and contractor upon final certification.

See drawing A-101 and design analysis for documentation.

Location and Linkages

LL 3.1 Preferred Locations: Edge Development (1 point): 1 point assumed

A) Stockpile and protect disturbed topsoil form erosion B) Control the path and velocity of runoff with silt fencing or equivalent C) Protect sewer inlets, streams, and lakes with straw bales, silt fencing, etc.

D) Provide swales to divert surface water from hillsides E) Use tiers, erosion blankets, compost blankets, etc. on sloped areas.

Implementation of the Erosion and Sediment Control Plan will ensure compliance with applicable laws and regulations and Air Force policy for the management and control of municipal storm water discharges.

SS 1.2 Minimize Disturbed Area of Site (1 point): 1 point

(Meet all of the following):

- Develop tree/ plant preservation plan with “no-disturbance” zones

- Rehabilitate lot; undo soil compaction and remove invasive plants

- Meet the requirements of SS 2.2

A) Any turf must be drought- tolerant B) Do not use turf in densely shaded areas C) Do no use turf in areas with a slope of 25% D) Add mulch or soil amendments as appropriate E) All compacted soil must be tilled to at least 6 inches

See Civil and Landscape drawings and the specifications.

SS 2.1 No Invasive Plants: Prerequisite

The Beale Air Force Base TLF landscape is comprised of plant materials that are native to the local environment or adapted to the local environment and proven to thrive.

Extensive use of turf has been avoided throughout the project. In the place of turf is drought tolerant groundcover and organic mulch.

The controller is the ESP- MC system which continuously calculates the irrigation program for environmental changes in the landscape.

-3-

ET-based irrigation is considered a “best practice” by the irrigation industry and most water authorities, and the result can be savings as much as 30 percent. As well, all of the landscape irrigation is comprised of drip line with low volume emitters.

Please see the proposed plant materials list below:

Platanus racemosa

b) Install vegetated roof to cover 50% of roof area

c) Install vegetated roof to cover 100% of roof area

d) Have lot designed by professional to manage runoff from home on-site

The site is designed by a licensed engineering professional so that all water runoff from the roof is managed through the open space natural areas. The open space used for the LEED design option is located in the court yard between the buildings and the swale on the east side of the site. There is sufficient open space to meet the design objective of infiltrating the increased volume produced. Preservation of natural areas will help to replenish groundwater, and temporarily hold storm water. The native vegetation will reduce the velocity of the incoming runoff and help to filter out larger particles from the runoff. See Technical Drainage Study and drawings CG-101, CG-102 and CG-103.

SS 5 Pest Control Alternative (½ to 2 points): 1.5 points assumed

The project has been designed to:

B) Seal external cracks, joints, etc. with caulking and install pest-proof screens C) Include no wood-to-concrete connections, or separate connections with dividers E iii) Install steel mesh barrier termite control system.

See drawings the architectural wall sections and specification sections 06 10 00, 07 92 00 and 31 31 16.
