This pre-bid sign-up sheet document relates to the Oregon Department of Transportation's (ODOT) solicitation for selective demolition and construction remodeling services at its Coos Bay District 7 Office and DMV facility. The project encompasses selective demolition of existing walls, relocation of demountable walls, construction of new wood-framed walls, installation of a new ADA-compliant restroom with mold-resistant materials, electrical receptacles and data ports, relocation of ceiling-mounted lighting, installation of a new transaction window, Lenel systems coordination and installation, and provision of two ADA-compliant portable restrooms. The project is located at 1155 South 5th Street, Coos Bay, Oregon 97420, in a 7,488-square-foot partially occupied building. A mandatory pre-bid conference was scheduled for July 8, 2026 at 10:00 AM Pacific at the project site. Attendance at this conference is required for bid responsiveness. Substantial completion is required by October 10, 2026, with final completion by November 3, 2026. Construction hours are limited to 6:00 AM to 5:00 PM, Monday through Friday.
The estimated project cost range is $100,000 to $250,000 for bonding purposes, with bid security of 10% of the total bid amount required. Award will be made to the lowest responsive and responsible bidder based on satisfactory performance records on similar projects completed within the past three years. Contractors must provide performance and payment bonds each equal to 100% of the awarded contract amount and commercial general liability insurance of $1,000,000 per occurrence and $2,000,000 annual aggregate. All work must comply with State Buy America requirements per ORS 279C.303 and Oregon Bureau of Labor and Industries prevailing wage rates for Coos County Region 7. Liquidated damages of $600 per calendar day apply for failure to meet the substantial completion date. Bidders must be licensed with the Oregon State Construction Contractors Board prior to bidding, and all plumbing and electrical work must be performed by licensed professionals in those respective trades. Award is contingent upon receipt of sufficient funding.
