About this file

This is an addendum notice to the Request for Proposal (RFP) for Phase 2 of the Okahumpka Historic Rosenwald School Restoration Project, issued by the Okahumpka Community Club, Inc. in Lake County, Florida, in partnership with the Florida Department of State's Historic Resources division and Lake County Community Development Block Grant. The project involves construction of the Virgil Darnell Hawkins Community Center, a single-story Concrete Masonry Unit building that will serve as a meeting place for visitors to the Historic School. The scope encompasses 17 detailed bid line items including doors, windows, electrical systems, plumbing, roofing, site work, and landscaping, with all work to be completed according to architectural plans numbered 2024-018 prepared by MAJ Architecture and Design. Qualified contractors must be licensed, insured, and experienced, with responsibilities including securing Lake County building permits and executing work from site preparation through final landscaping. The proposal deadline is August 12, 2025, with questions directed to okahumpkacommunityclubinc@gmail.com.

James Hardie Building Products is providing a materials donation for both exterior and interior construction components specified throughout the project. Bidders are instructed to include only labor costs for installing James Hardie products, with no material costs factored into their bids, and all installations must comply with the manufacturer's installation guidelines as denoted on the architectural drawings. Contractors must submit detailed proposals with individual line-item budgets and demonstrate familiarity with job site conditions. The project is funded through grants from the Florida Department of State's Historic Resources division and a Lake County Community Development Block Grant, requiring contractors to comply with these agencies' policies, reporting procedures, payment schedules, and documentation requirements. Contractors must also comply with federal labor standards, including Davis-Bacon Act wage requirements. No specific set-aside designations are mentioned, and the procurement appears open to all qualified contractors.

JAMES HARDIE FIBER CEMENT PRODUCTS

Bidders, please take note:

The Globel Company of James Hardie Building Products is making a materials donation to this phase of the Okahumpka Historic Rosenwald School Restoration Project. Hardie building materials are being used throughout the course of construction, and the Architects plans for this NEW construction phase. This notice is made as an addendum to and made part-of the official Request for Proposal.

Any location that a James Hardie manufactured product is being called for, bidders should only figure their labor costs to install the Hardie Building Product and not factor in any cost for materials. The materials must be installed according to the manufacturers installation guidelines.

The James Hardie products are being used both on the exterior, and on the interior. Architectural drawings clearly denote each instance where these products are being used.
