About this file
This document is a Request for Proposal (RFP) for the Okahumpka Historic Rosenwald School Restoration Project's Phase-2 community center construction, issued by the Okahumpka Community Club, Inc. in Florida. The project involves constructing a single-story Concrete Masonry Unit building named the Virgil Darnell Hawkins Community Center, with a comprehensive scope that includes site preparation, landscaping, building construction, and installation of various systems and components. The RFP requires detailed bid submissions with 17 specific line items covering elements such as doors, windows, roofing, plumbing, electrical systems, exterior and interior finishes, site work, and parking infrastructure. Bidders must be licensed, experienced, and insured contractors willing to work within the funding agencies' policies and reporting procedures.
The project is primarily funded through grants from the Florida Department of State's Historic Resources division and a Lake County Community Development Block Grant. A notable aspect of the procurement is a materials donation from James Hardie Building Products, which will provide fiber cement products for both exterior and interior use, with bidders expected to only price labor for installation. The RFP emphasizes that contractors must be thoroughly familiar with job site conditions and may be required to revise bids to reflect final construction documents. Proposals must be submitted through the specified website or by email, with an expectation of becoming a partner in this locally, state, and nationally recognized historic restoration project.

JAMES HARDIE FIBER CEMENT PRODUCTS
Bidders, please take note:
The Globel Company of James Hardie Building Products is making a materials donation to this phase of the Okahumpka Historic Rosenwald School Restoration Project. Hardie building materials are being used throughout the course of construction, and the Architects plans for this NEW construction phase. This notice is made as an addendum to and made part-of the official Request for Proposal.
Any location that a James Hardie manufactured product is being called for, bidders should only figure their labor costs to install the Hardie Building Product and not factor in any cost for materials. The materials must be installed according to the manufacturers installation guidelines.
The James Hardie products are being used both on the exterior, and on the interior. Architectural drawings clearly denote each instance where these products are being used.
