About this file

This document is an addendum to a Request for Proposal (RFP) issued by the Okahumpka Community Club, Inc. for Phase-2 of the Okahumpka Historic Rosenwald School Restoration Project in Lake County, Florida. The project involves constructing the Virgil Darnell Hawkins Community Center, a single-story Concrete Masonry Unit facility with comprehensive requirements spanning 17 detailed bid line items including doors, windows, electrical systems, plumbing, roofing, site work, and landscaping. Qualified contractors are required to secure Lake County building permits, complete site preparation, and execute final landscaping. The proposal deadline is set for August 12, 2025, with bidders instructed to submit detailed proposals covering labor and materials.

The project is funded through grants from the Florida Department of State's Historic Resources division and a Lake County Community Development Block Grant. James Hardie Building Products is making a unique materials donation for exterior and interior construction, which means contractors should only factor labor costs for installing their products. Bidders must work within the funding agencies' policies, comply with federal labor standards including Davis-Bacon Act wage requirements, and demonstrate familiarity with job site conditions. The procurement appears open to all qualified contractors, with no specific set-aside designations mentioned. Contractors will need to collaborate closely with project stakeholders and be prepared for potential bid revisions based on final construction documents.

JAMES HARDIE FIBER CEMENT PRODUCTS

Bidders, please take note:

The Globel Company of James Hardie Building Products is making a materials donation to this phase of the Okahumpka Historic Rosenwald School Restoration Project. Hardie building materials are being used throughout the course of construction, and the Architects plans for this NEW construction phase. This notice is made as an addendum to and made part-of the official Request for Proposal.

Any location that a James Hardie manufactured product is being called for, bidders should only figure their labor costs to install the Hardie Building Product and not factor in any cost for materials. The materials must be installed according to the manufacturers installation guidelines.

The James Hardie products are being used both on the exterior, and on the interior. Architectural drawings clearly denote each instance where these products are being used.
