About this file
This is a pricing submittal sheet for Invitation for Bid (IFB) 8100 SAR1015 issued by the City of Austin, Texas, for window washing and related services at Austin-Bergstrom International Airport (AUS) and other aviation buildings. The solicitation encompasses comprehensive interior and exterior window cleaning services across approximately 260,000 square feet of glass distributed across the Barbara Jordan Terminal's four levels, five other AUS aviation buildings, and future expansion projects. Services include cleaning of window frames, windowsills, mullions, ledges, screens, and high-dusting for interior surfaces. The pricing sheet is structured in three primary categories: Category 1 covers 18 line items at the Airport Terminal (including baggage claim, skylights, vestibules, concourse, ticket level, TSA checkpoints, catwalks, and related areas) with estimated annual square footage ranging from 1,622 to 139,872 square feet; Category 2 covers five other AUS buildings with estimated annual square footage ranging from 1,500 to 22,429 square feet; and Category 3 includes add-on services with hourly labor rates for regular and non-regular hours, supervisor rates, and call-out fees. The mandatory pre-offer conference and site visit was scheduled for May 5, 2026, with bids due June 2, 2026, at 2:00 p.m. Central Time. The contract term is 36 months with two optional 12-month renewal periods.
Offerors must submit separate unit pricing per square foot for both internal (indoor) and external (outdoor) windows, with unit prices not to exceed four decimal places. All pricing must be all-inclusive of labor, materials, equipment rental, transportation, setup, and related expenses, with no separate charges permitted for administrative costs, overhead, per diem, shipping, or travel-related fees. The City reserves the right to award a single contract based on overall low cost or multiple awards based on individual line items, categories, or any combination deemed most advantageous. A bid of zero will be interpreted as a no-charge item, while "no bid" or blank responses may result in disqualification. Offerors must use the revised pricing sheet dated May 7, 2026, exclusively, with alterations or exceptions to any portion of the solicitation potentially jeopardizing bid acceptance. The City does not guarantee purchase of the estimated quantities listed, as actual purchases may be more or less based on as-needed orders. Offerors must meet mandatory compliance requirements including a minimum living wage of $22.05 per hour, specific insurance requirements (Workers' Compensation, Commercial General Liability, and Business Automobile Liability), Airport Security Badge clearance for all personnel, a minimum of three years of commercial window cleaning experience using powered platforms, and three verifiable customer references from work completed within the last five years.
