About this file
This is a Mandatory Exhibit A document outlining a bi-annual inspection and maintenance schedule for chiller and ventilation equipment maintenance services in West Virginia. The exhibit specifies detailed maintenance requirements for four categories of equipment: cooling towers, air-cooled chillers, water-cooled chillers, and exhaust fans. Cooling tower maintenance includes ten tasks ranging from cleaning the pan strainer and pan to checking water quality for biological contamination and inspecting fan blades. Air-cooled chiller maintenance requires three bi-annual tasks including condenser coil cleaning, fan blade inspection, and unit operation verification. Water-cooled chiller maintenance is the most extensive, encompassing eight tasks including water strainer cleaning, lubrication of control linkages and bearings, condenser tube inspection, oil sampling and analysis, compressor motor winding resistance measurement, and oil changes every 1,000 hours of operation per the Trane Oil Analysis Program. Exhaust fan maintenance requires four tasks including belt replacement, lubrication, fan inspection for cracks and vibrations, and operational verification.
The document does not contain information regarding pricing terms, set-asides, incumbent contractors, funding sources, response deadlines, contract award dates, or contract term and renewal options. This appears to be a performance specification document establishing the minimum maintenance standards and frequencies required of contractors performing chiller and ventilation maintenance services under the state and local contract opportunity.
