About this file
This document is a Technical Exhibit (TE-6) detailing Roof Preventive Maintenance Checklists for the Fort Cavazos Roofing Services contract. The checklists provide comprehensive inspection guidelines for two roof types: PVC and Duro-Last roofing systems. For both roof types, the maintenance steps include routine inspections, post-severe weather assessments, debris removal, and detailed examinations of critical roof components such as metal flashings, sealants, masonry, rooftop equipment, and drainage systems.
The maintenance protocol requires contractors to create and update roof plans, mark deficiencies, inspect seams, curbs, penetrations, and drains, and ensure proper securement and termination of roofing elements. Specific tasks include checking for rust, detachment, deteriorated sealants, cracks in mortar joints, and potential water infiltration points around equipment like air conditioners, vents, skylights, and solar panels. Cleaning requirements mandate regular debris removal using push brooms or plastic shovels, with strict instructions to avoid solvent-based cleaners and follow manufacturer guidance.
