About this file

This document is an appendix outlining typical non-routine maintenance tasks for elevator and escalator systems. The scope of work encompasses eight primary categories of maintenance and repair services required to support elevator and escalator operations at a facility.

The contract requires contractors to perform dismounting, disassembly, and reinstallation of failed or worn elevator and escalator components; re-cabling of existing elevators and associated equipment; troubleshooting of electrical and mechanical equipment in machine rooms, escalator truss lines, and pits; rewiring and repair of circuit panels and boards; development of accurate circuit diagrams and schematics based on examination of existing systems; and emergency repairs of unforeseen nature to elevator and escalator systems and components, including examples such as emergency re-cabling due to damaged cables or ropes, sheave bearing repairs, and motor generator repair or rebuild. Additionally, contractors must provide repair and replacement services for escalator handrails, step chains, motors, gears, and drive assemblies, as well as repair and maintenance services for accessible lifts, specifically including inclined stairway chairlifts and inclined or vertical platform lifts. These non-routine maintenance tasks are distinguished from routine maintenance and represent specialized technical services requiring skilled personnel with expertise in elevator and escalator systems.
