About this file

This Addendum #1, issued September 9, 2026, provides bid questions and answers for Colorado's EM2624 Yaeger Structural Stabilization and Repairs project (CNCC FY27-002). The project scope includes structural repairs and stabilization work at the Yaeger building, originally constructed circa 1973 and remodeled in 1983/1984. Key project elements include sistering 30% of damaged studs in designated areas, removal and replacement of damaged bottom plates, drywall replacement in multiple locations, door installation in Lab 112, metal and horizontal siding replacement with transition trim, masonry repairs, floor joist work at the mezzanine (13'10" span in a 13'10" by 15' room), ceiling height adjustment in Classroom 101, landscape restoration with weed barrier and rocks, and electrical reinstatement of existing fixtures to code. Bidders are instructed to provide unit pricing for studding and other components, with means and methods determined by the general contractor.

The addendum addresses critical clarifications regarding quantities, material specifications, and project logistics. Drywall paint is required only in disturbed areas rather than entire walls. Existing metal siding is to remain in place with new siding added to match. Excess dirt disposal will be accommodated at a dedicated area behind the Maintenance facility on campus. Regarding boulder wall materials, bidders should assume new boulder purchases rather than relying on limited on-campus stockpile availability, though reuse of existing rock on the building's north side is acceptable at the general contractor's discretion if cost-effective. The project requires LCP Tracker compliance, and all electrical work must meet current code standards.
