Additional work requirements include replacing one new access hatch like-in-kind to existing; demolishing and replacing one existing roof access ladder on the west side with an OSHA-approved ladder featuring a cage and platform painted Safety Yellow; removing and replacing all exhaust/drain pipe boots; ensuring proper positive slope and drainage per industry standards; trimming overhanging trees with prior authorization; removing approximately 5,000 square feet of suspected asbestos-containing transite panels on the north side lower roof and replacing with matching metal wall panels; replacing all rotten lumber (estimated 1,500 board feet) with pressure-treated nominal lumber; resealing existing wall-to-roof flashings and concrete deck joints with polyurethane sealant; applying wall coating on the south side entrance (approximately 500 SF) to prevent water infiltration; and cleaning gutters and downspouts. The contractor must conduct limited lead-based paint and asbestos surveys on all disturbed materials, submit minimum five roofing manufacturer inspection reports with Government attendance, and use products from Soprema, Johns Manville, GAF, or equivalent manufacturers. The period of performance is 120 days after approval of material submittals (30 days after award). All work must comply with NRCA, ICC, and IBC building codes for Charleston, SC, and follow OSHA and EM385 1-1 safety protocols, whichever is more stringent.
