About this file
This is a landscape design and construction document set for the USFS Admin/Work Center in Kernville, California. The project includes comprehensive site planning, irrigation system design, hardscape and softscape improvements, and site furnishings for a 95% design submission.
The landscape design encompasses three irrigation zones: Z1 (Shrub and Groundcover with drip irrigation), Z2 (Trees with bubbler irrigation), and Z3 (Bioswale with micro-spray emitters). The irrigation system is controlled by two POCs (Points of Control) with automated controllers and includes water-efficient design complying with California CCR Chapter 2.7 standards, with an estimated annual water use of 105,368-116,329 gallons. Hardscape elements include concrete paving, cobble mulch with steel headers, boulder placement, entry plaza enlargement, and break areas with wood trellis structures. Site furnishings consist of pre-manufactured lighted wood kiosks (4'-x-5' and 5'-x-9'), tubular steel fencing, fish and hoop bike racks, and an entry sign featuring the Sequoia National Forest/Kernville Ranger Station branding. The design incorporates extensive planting with trees (including Cedrus occidentalis, Quercus wislizenii, and Juncus patens), shrubs, and groundcover species selected for drought tolerance and site appropriateness. Construction details specify concrete footing depths, soil preparation requirements including geotechnical review, valve and controller installations, and comprehensive planting specifications with soil amendments and fertilization recommendations. Irrigation scheduling indicates operation between 10 PM and 6 AM with compliance to local water purveyor restrictions.

Total Irrigation System Runtime
Irrigation times shown are for the ESTABLISHED landscape. Increase run-times by 25 percent during establishment period. Increase number of days, if necessary to complete the entire irrigation cycle within the time limitation noted above (note 1).
Actual run-time may vary in accordance with varying site conditions. Determine optimum run-times according to plant maturity, environmental conditions, and other site conditions to ensure good plant health. Adjust when needed as conditions change.
Do not allow run-off.
0.4 0.1 0.0 single-station operation*, up to 5 days per week.
*Valves may be run simultaneously up to the Maximum Flow indicated on drawings to decrease the total system run time (if controller is capable - see mfg. specs).
NOTES: Irrigation must occur between the hours of 10 PM and 6 AM only. Adhere to any additional restirctions / regulations of the water purveyor.
