This Cost Estimate has been prepared based on the “Manual for Preparation of Cost Estimates and Related Documents for VA Facilities”.
The VA Allowable Construction Cost (ACC) for this project per the Estimated Cost of Construction (ECC) is $5,126,878.00 based on 26,617+‐ square feet of renovation area noted in the scope of work. Per the scope of Work issued, the cost per square foot is approximately $192.62.
This Cost Estimate has been prepared with information from published sources, recent experience on similar projects and other published similar projects.
The Estimated Cost of Construction (ECC) is based on the Scope of Work prepared by OBVMAC , Design Narrative, Space Program, Specification Sections, and Design Development Drawings to date. With approximately 26,617 square feet of renovation area, the Estimated Cost of Construction is $5,601,180.00. The average cost of $210.44 per square foot confirms that the OBVAMC ECC is low for the scope of work noted. We recommend that the project budget be increased to this amount.
Please see attached cost breakdown.
