This is a 100% Construction Documents (CD) specification document and master specifications table of contents for the renovation of Building 10 at the Central Alabama VA Healthcare System (Tuskegee Campus), VA Project No. 619A4-23-105. The specifications are organized by CSI MasterFormat divisions and include comprehensive requirements for general construction, demolition, hazardous materials abatement, structural work, mechanical, electrical, plumbing, fire suppression, communications, and technology systems. Key construction requirements include: demolition and removal of existing structures; asbestos and lead-based paint abatement; concrete, masonry, structural steel, and wood framing work; thermal and moisture protection systems; all building openings including doors, windows, and hardware; interior finishes with specified floor, wall, and ceiling treatments; HVAC systems with controls and commissioning; complete electrical power and lighting distribution; plumbing and sanitary systems; fire suppression and alarm systems; structured cabling and communications systems; and video surveillance and electronic security systems.

The contractor must comply with extensive operational requirements while maintaining 24/7 VA medical center operations, including phased construction sequencing, infection control and protection measures (ICRA), security protocols with badge requirements and document control, temporary heating and utilities, protection of existing equipment and vegetation, and coordination with ongoing facility operations. The contractor is responsible for providing a temporary construction fence, field office facilities (134 square meters with specified furniture and utilities), warranty management documentation, as-built drawings in electronic format, photographic documentation with interactive indexing throughout construction, and comprehensive operation and maintenance manuals with factory-trained instructors. The specifications reference 33 divisions covering site work, landscape, structural systems, hazardous abatement, fire suppression, plumbing, HVAC, electrical, technology infrastructure, and utility connections, with over 200 drawing sheets across two volumes detailing all renovation scope.
