Pre‐Bid RFI Submission for 620A4‐22‐103 Roof Replacement and Façade Repair

1. While reviewing the drawings, I noƟced that the roofing system calls for tapered insulaƟon at 1/4” per 12”, even though the exisƟng structure consists of a pitched concrete deck. IncorporaƟng a full tapered system over an already sloped deck will significantly increase the finished roof thickness — potenƟally bringing the total assembly to approximately 18–19 inches at the high points. Is this accurate of just meeƟng R‐33 value would be, ok?

Response:

Follow contract documents for roof replacement, drawings AS‐ 100, 16‐AS‐101 to 21‐AS‐

101 and AS‐300 to AS‐302. Provide flat insulaƟon on exisƟng structurally sloped roof areas at or above min. required slope (1/4” on 12). Provide tapered insulaƟon on roof areas less than required slope, at verƟcal wall intersecƟons and verƟcal equipment intersecƟons (crickets) to provide posiƟve drainage of min. ¼” on 12 to roof drains and scuppers.

2. This added height will likely require raising the exisƟng curbs and door thresholds to maintain the minimum 8” flashing height, which would add both material and labor costs to the project.

Response:

Mechanical equipment must be raised to provide minimum 18” distance above finished roof as shown on detail 6/AS‐302. Vent piping must maintain minimum 12” above finished roof, extend piping as necessary. Door thresh‐hold and roof finish assembly must meet manufacturers recommendaƟons to provide manufacturer’s warranty.

3. The specificaƟons currently call for a reinforced EPDM system. As an alternaƟve, we can also provide a TPO roofing system which is beƩer and at a lower cost. This can provide added durability and seam integrity over Ɵme.

Response:

The Basis of Design on the contract documents is 60 mil EPDM. EPDM membrane was chosen for its proven longevity, as a long‐term soluƟon, and for having weathering and material characterisƟcs that outperform other roof membranes. TPO will not be accepted as an a substanƟally equivalent opƟon.

4. We would be happy to provide a formal alternate price proposal for the TPO system if that is something you would like to consider.

5. Is white EPDM the only opƟon you are accepƟng, or is TPO roof fully adhered system accepted?

Response: See quesƟon #3 response above.

6. In the image below, are areas 1 and 2 included in the scope? The drawings do not menƟon these areas, but I remember on the walk it was said to include them.

Response: Roofs indicated in photo provided above as 1 & 2 are not part of the scope and are not shown on the contract documents.
