About this file
This is a Scope of Work document for Salt Lake City Corporation's Request for Proposals (SLCI27003) for Fire Training Tower Maintenance services. The City seeks a qualified contractor to provide preventive and corrective maintenance on the Kidde FireTrainer T2000 and O1000 Live Fire Training Systems located at the five-story concrete training tower at 1600 South Industrial Road in Salt Lake City, Utah. The facility contains four gas-fed interior props (car, storage, apartment, and high-rise configurations) across approximately 20,000 square feet of usable training area, used approximately 100 days annually by the Fire Department. The contractor must schedule and perform two mandatory preventive maintenance visits per year in January and July, with each visit lasting approximately three days and including comprehensive system evaluations, filter replacements, bearing lubrication, igniter and flame rod inspections, fuel control station maintenance, gas detection calibration, smoke generator adjustments, and battery replacement. The contractor must also provide unplanned corrective technical support upon request from the City, with response time and duration determined by repair complexity.
The awarded contractor bears full responsibility for all parts, materials, and labor required for both preventive and corrective maintenance services and must maintain all necessary licenses and permits. The City retains responsibility for interim maintenance tasks, equipment cleanliness, and maintaining maintenance logs in accordance with the Operation and Maintenance Manual. The contractor shall warrant all services for a minimum of one year from final payment. The contractor must hold comprehensive liability insurance for employee safety and damages caused by its operations. The City reserves the right to determine actual service requirements based on need and specifically excludes the contractor from responsibility for system hardware damaged by the City or loss of training capability due to conditions beyond the contractor's control.
