About this file
This document is Addendum No. 1 for Invitation for Bid (IFB) 2000004148 issued by Fairfax County, Virginia for the Gerry Hyland GC Roof-HVAC project. The addendum modifies the original Request for Proposal, extending the bid due date from August 25, 2025, to September 5, 2025, at 2:00 PM EST. The project encompasses replacement of HVAC equipment, building automation systems (BAS) work, roof replacement, and structural work. The roof work is scheduled to be conducted from May 1st through October 31st, with completion of all punch list items and owner acceptance no later than October 31st. The project involves replacing 17 roof drains, potential sheet metal scupper replacement, and addressing various roofing and mechanical system components.
The project is funded, though the specific funding amount is not disclosed to maintain competitive pricing. It is a firm-fixed price contract, with bidders expected to account for potential market price fluctuations in their proposals. The project allows for flexibility in roofing application methods (cold or hot applied) and requires a minimum R-16 insulation. Bidders are advised that the building will remain fully occupied during construction, necessitating careful coordination and minimal disruption. The HVAC control system is Trane SC+, and the project involves removing and replacing existing equipment to meet current codes and improve equipment access. Fairfax County will handle the removal and reinstallation of existing parapet-mounted cameras.
