About this file
This document is a comprehensive project manual for the Gerry Hyland Center Roof and HVAC Replacement project, issued by Fairfax County Facilities Management Department's Design, Engineering & Construction division. The project involves a complete roof and HVAC system replacement at the Gerry Hyland Center located at 8350 Richmond Hwy, Alexandria, VA. The project manual includes detailed technical specifications covering multiple divisions such as general requirements, existing conditions, metals, wood, thermal and moisture protection, plumbing, mechanical, and electrical systems. The project manual provides comprehensive guidance for contractors, including installation procedures, material specifications, quality requirements, coordination protocols, and construction management expectations.
The project manual indicates a single prime contract approach with specific requirements for contractor qualifications, site access, work restrictions, and coordination with ongoing building operations. Key technical specifications include requirements for structural steel framing, metal fabrications, roof accessories, built-up asphalt roofing, duct insulation, and mechanical equipment installations. The documentation suggests the project involves replacing the existing roof system, installing new HVAC equipment, and making associated structural and mechanical modifications. While specific budget details are not explicitly stated, the comprehensive nature of the specifications implies a significant capital investment in modernizing the Gerry Hyland Center's infrastructure and building systems.
